As we spin at a very high speed, and we speed around the sun at an even higher speed, we are already more than halfway through the shortest month. In spite of all the negative press surrounding Denver, our Single Family Residential Market remains strong. With 683 Closings in the last week, and another 1,246 going Pending with 1,374 New Active Listings, I happily report this as positive absorption! This is good news!

The MLS reports we have a total of 6,308 Single Family Active Listings. This number continues to remain stable so far in 2026. We are actually even lower than some weeks in January of 2026. I like what I am seeing.
You can clearly see below, the curve of Total Active Listings is flattening, but overall the trend is real, and we are becoming a more balanced market. We will be following this closely.

This market still faces some headwinds, including interest rates, quality of inventory, and the reported malaise of Denver’s Economy. It is reported that Denver is still facing more U-Hauls leaving than arriving. We will be watching this closely too!
