Well, with Duke stumbling this weekend, my bracket is BUSTED! Polymarket allows me to make individual bets, but the glory of winning the office pool is gone. As they say, there is always next year, but this is why it is called MADNESS!
When the stats for the last 7 days for Single-Family-Residential homes are pulled up, we get a sense of what’s on the horizon. It is not much different than last week, but a trend has become apparent of more Active Listings coming on the market each week than contracts and closings to clear them away.

Let’s compare what happened over the last 7 days with the current total Active Listing Count. One year ago to the day, we had 7,450 active single-family homes on the market. Today, we have just 7,025. At the beginning of 2026, we had 6,336 Active Listings. Our current supply of 7,025 is almost 11% greater in just 3 months. It’s very difficult to discern what might be happening, but if we take history as a guide, we should see inventory grow through July or maybe even August. By then, listing activity tapers off. Some years we have a bump in after-school start demand, but most likely the number of transactions will slow through the end of the year when it starts all over again. This will not be a record-setting year.

Also, we need to pay close attention to the location. Just like last year, we have communities and neighborhoods performing at a much faster market velocity than the rest of the metro area. If you have builder competition, if you have a unique property style, size, or condition, you may find your property in a more difficult market position.
