Denver is seeing new construction starts catching up with market demand. Rates are making those big bathrooms, walk-in closets and three car garages very affordable!
Homebuilder sentiment is at its highest level since 1998, starts are up 23.4% Y-o-Y, all-important single-family starts are up 7.4% Y-o-Y, and overall starts are up 4.7% YTD! At the current rate of 1.496 million, starts are nearing their best level in 14 years! Topping it off, existing sales are at their best level since 2006 and are down just 5% YTD! If only the rest of the economy…
COVID-19 has been an interesting ride here in the mountains. We experienced the fear of the unknown and learned quickly how to adjust to be there for our clients and each other in a new way. While things were uncertain at times, we stayed optimistic that our beautiful mountain communities and lifestyle will always be desired. The promise of pent-up demand came true. Sales volume in July, for example, showed a 76% increase compared to July of last year – truly incredible!

If you are like me, you’ve heard this line in some fashion every 4 years. “This election is the most important election of your lifetime.” For me, because it has been put out there so many times, it probably shouldn’t but it does pass me by. I will write this today with all sincerity, having followed Denver’s Residential Real Estate Market my entire adult life, now more than ever before, it is the best time to be a Seller, and it is clearly one of the best times to be a Buyer.

So, as school starts in some fashion, and we maintain, what’s around the corner?
Here’s what’s going to happen. The next 79 days are going to be a great time to stay away from media. It will only serve to raise shackles. Grill outside, go for walks, go to the mountains where there is no cell service, get a hobby, but don’t turn on the TV. Next, although I”m told, this is the most important election of my lifetime, so was the last one, and one before that, and that. I am going to predict, rates will remain low, sellers will have the edge in the Denver market through year’s end and buyers will have to be “Front Row “A” Students” to get a contract accepted. As for 2021, I’m not going out that far, sorry. Maybe next week!
