We’ve discussed the #BlackSwans lurking several times this year. As we close out the year, to me, #China seems to be the one with lasting qualities. Revolving around several sub-hashtags. #China can identify with #Trade, #HongKong, #HumanRights, #Currency and at least a dozen more. The people of China are our friends, but the powerful in place scare markets around the world. From another time and place, but still applicable today; “It’s a riddle, wrapped in a mystery, inside an enigma.”
But, residential real estate is local, right? Well, let’s take a look at Denver’s MLS over the last 7 days:
New Listing (454) An abysmal week for buyers in the market!
Back On Market (165) A few deals fell apart.
Price Increase (182)
Price Decrease (501) Sellers chasing the last buyers of the year.
Under Contract (787) A Family Holiday week?
Withdrawn (160) Sellers giving up!

Sold (938) Low, but not a bad week…

Confirmed: Southwest Airlines to add more than 1,000 jobs at DIA. Dallas-based Southwest Airlines has chosen Denver International Airport over the airports in Houston and Nashville for a major expansion which will result in up to 1,013 jobs and a $75 million in capital construction projects.

Long story short, #DenverMarketWatch is not showing any notable weakness in the market except inventory for buyers. This is keeping a lot of potential buyers on the sidelines. This needs to change, we need more inventory. “OK Boomers”, it’s time to move…”

The countdown has started. Christmas decorations were up in stores before the Halloween candy was finished. It would be impossible to forget a holiday in this country wouldn’t it?

New Listing (885) If you are a buyer, this is disappointingly low!

Price Decrease (1099) Overly Optimistic Sellers (OOS) are still trying to catch up.
Under Contract (1255) This is a nice week of activity.

Sold (1279) Another strong performance.

From critical observation, I have determined, if there are 50% more SOLD Listings than NEW Listings, buyers will still be facing the realities of a “Seller’s Market”. With this being said, this market is setting itself up for a crazy 1st quarter in 2020.
All the signals are there. Solid economic news, favorable interest rates, low inventory and job growth in the metro area add up to just one thing; a seller’s market. We’ll keep you posted.
