rubyGood Morning Denver!

Is seems almost every week, Dee or/and I are in some sort of educational session.  This week, Dee came back to the office with a new expression.  David Mandarich of Richmond Homes/MDC fame was in attendance at our weekly sales meeting.  During this meeting, Mr Mandarich referred to all the new apartments in Denver as “Incubators for future homeowners”.  We are certain too, the future of homeownership will have a footprint in one of today’s new apartment complexes.  Sooner or later, kids, pets and hobbies attract almost every household (65%) into homeownership.

With all this being said, “The future’s so bright, we will all need sunglasses!”

New Listing (1175)  I would expect this number to be larger.
Back On Market (204)
Price Increase (87)
Price Decrease (724)  I’m guessing a few sellers were too bold in pricing!
Under Contract (1447) Wow!  These are midseason numbers!
Withdrawn (120)
Leased (37)
Sold (1281)  Here too, we are seeing quite strong seasonal growth.
Expired (259)

So, not a bad week.  With roughly 8,000 MLS active listings, this data is telling us there is less than 2 months supply going into the spring season.

Remember, “Failure to plan is a plan for failure”.  Give a call and let’s discuss your plan.  We can’t wait to hear all about it…tc

Hello to All You Wonderful People Out There!

In Bound - Out Bound 2018Once again, Denver is shaping into a “Sellers’ Market”.  Some in the press are expressing concern for the Active Listing Count, but I would push back with the expansion of the report’s geographic boundaries, and what was a market with no supply is becoming a market with a very reasonable supply.

As you can see below, if we put 1,494 active listings under contract every week, we would have a record year for closings.  It could happen, but I’m not willing to pull that lever yete.  In the meantime, please note, the ratio of new listings to under contract is -.76.  This is a very strong number, but we will keep an eye on this and let you know every week.  When this ratio turns positive, this means listings are out pacing contracts.

New Listing (1136)  This is a good number moving into spring.  Helping buyers!
Back On Market (206)
Price Increase (99)
Price Decrease (781)  Keep an eye on this one.  Are sellers coming out too strong?
Under Contract (1494)  Wow, this is a big number!
Withdrawn (102)
Leased (37)
Sold (1066)  This is a nice solid number for a market staring a new year…
Expired (167)

When all is said and done, none of us really knows what the future of Denver’s Residential Market might bring, but for now, let’s just say, “It is showing great strength, and we look forward to the outcome later in 2019”.

I have to leave you with something to think about, or it wouldn’t be a #MondayMarketUpdate.  As you can see from our graphic up top, (Thank You United Van Lines!) Colorado still shows very strong numbers from one household goods mover.  This bids well for continued population growth.  Even though the “numbers people” say 2/3rds of our growth is along the front range from Pueblo to Ft. Collins, the other 1/3rd is spread across the entire state.  Colorado is fast passing 5 million in total population.  This makes the total population of the state about the same as Houston, TX.  Think about that for awhile…tc

Realtor Match Maker.jpgGood Morning Everyone,

As we venture into the unknown of 2019, we continue to see submarkets of great strength in Denver.  We are hearing the voices of builders whispering about how “great” this market might be…  It’s a good life!

Let’s take a look at the last week and make some notes below.  This is Denver’s MLS data for the last 7 days.  We are rolling into the spring season as planned and with typical strength.  The only question remaining will be, “Will it last?”

New Listing (1203)  This is typical seasonal activity…
Back On Market (194)
Price Increase (107)
Price Decrease (717)  This is an increasing number.  Let’s watch this one…
Under Contract (1434)  This is a very strong week.  Let’s watch this one too!
Withdrawn (130)
Leased (43)
Sold (990)  Seasonally, this is still a good week, but let’s hope this number continues to grow into the spring.
Expired (189)

As we roll into the spring season, let’s keep an eye out for hints on what’s around the corner.  We’ll keep you posted…tc
