The Cryer Team Is Moving Forward in 2020

When the Pandemic was announced, The Cryer Team was already well into 2020. We had been executing our business plan, following up with our clients, enjoying the fruits of repeat business and hunkering down with our family.

Throughout this window of uncertainty, Denver became one of the most vibrant residential markets. Low rates, low inventory, and veracious buyer demand created the perfect storm, and we’ve been riding this wave all year.

Along the way, we’ve benefited from Kentwood’s ever present improvements to our Tech, Marketing and RE Support. Our new Marketing Coordinator, Gabi, has added a spark to our public face, our omnipresent Transaction Coordinator, Kristy, has decades of experience and Dee and I are constantly updating our skills with continuing education, office interaction and a plethora of transactions every year with each one of them requiring a special skill, knowledge or expertise.

Below, you will find a few of our recent transactions. Please visit our newly simplified website, explore and enjoy its rich and vibrant content.

For the time being, if you have thoughts of making a move. Give us an hour. Let’s discuss your needs and wants. We would be honored to be your trusted real estate advisor.

Denver Market Watch with 2020 Vision 10/20/2020

A little history lesson by the Denver Public Library

Few are old enough to remember this event. Just a few miles south of Franktown lies a State Park; Castlewood Canyon State Park. Adjacent to the park was a very large reservoir. The dam reserving this mass of water failed during 1933. The flood northward along Cherry Creek was devastating.

One man’s opinion: “The Castlewood Dam will never, in the life of any person now living, or in generations to come break to any extent that will do any great damage either to itself or others from the volume of water impounded, and never in all time to the city of Denver.” – A.M. Welles, Chief Engineer

The rest of the story you ask? There was a flood, for the day, of epic proportions, but today, “Cherry Creek is a popular greenway, taking cyclists and runners from downtown Denver to Cherry Creek Dam, a large Army Corps of Engineers structure that provides flood control. The broken remains of Castlewood Canyon Dam are still in place, located amongst hiking trails in Castlewood Canyon State Park. The crumbling remnants of the dam provide a valuable educational opportunity for visitors, reminding us of both the benefits and risks we must navigate when living with our Nation’s dams.”

But what about Denver’s Residential Market this week?

New Listing (1373) Once again a not enough; low inventory!
Coming Soon (150)
Back On Market (240)
Price Increase (476)
Price Decrease (827)
Pending (1692) A very strong week, but not nearly a record.
Withdrawn (258)
Leased (72)
Closed (1825) A great week! Near record levels. Strong numbers this week!
Expired (200)

Once again, another week in the books and Denver just keeps rattling along with locomotive consistency. Inventory at “record lows”. Interest rates at “record lows”. Demand consistently high. Demographics in Denver’s favor. I believe this locomotive will run right into 2021. Don’t let the election get in your way. Both Republicans and Democrats own homes and enjoy them. Homeownership is important!

Guess what, Dee and I are here for you. We pride ourselves in being your “trusted advisor”. Click here to see what we mean.

In the meantime, please don’t let this “perfect storm” of market parameters pass you by. For buyers, these rates will be a treasure 5 years from now. For sellers, the ability to sell into a “sellers’ market”, is always a good thing.

Denver Market Watch with 2020 Vision – 10/13/2020

Over the last few weeks, Dee and I have been “baby sitters” to grandchildren and campers. Yes, campers! I convinced Dee to join me on a trip to Colorado’s Collegiate Peaks Mountain Range and camp! We had a wonderful time. A great campsite, wonderful food, great company and a couple of hikes to truly epic views made us both agree, we need to do it again!

As we look forward into the final quarter of 2020, the Denver MLS reports a possible break in the “heat” of the market at least for this week. Rather than close to 2,000 Pending and 2,000 Closed transactions last week, we broke with this trend, and observed more typical numbers for an October Week. With this being said, we have a about 10 more weeks in front of us before we put a wrap on 2020. Let’s all be patient and follow along to the very end…

New Listing (1086) Still a very low number of new listings…
Coming Soon (160)
Back On Market (245)
Price Increase (213)
Price Decrease (813)
Pending (1697) A very solid week of under contract properties. This is a seller’s market.
Withdrawn (174)
Leased (74)
Closed (1370) This is a bit of a slow down from the past few weeks, but once again, still very good.
Expired (200)

When Dee and I begin advising a client, either a buyer or seller, we like to take the time up front to set the stage. Understanding all the documents, procedures and costs of a purchase or a sale keeps everyone on the same path and able to move quickly in this environment of a seller’s market. When the market was more of a buyer’s market, the same was true. Buyers and Sellers deserve to have complete understanding before jumping in. This is our mission.

If you find yourself needing or wanting a change of address. It is important to develop a level of trust and comfort with the broker representing you. Let’s talk, let us show you what we will do for you. Meeting your needs and wants is vital key to homeownership and the goal of our system.

Record low rates, strong buyer demand and greater selection as the price range increases makes this a great time to move up. Conversely, great interest rates allows a buyer to “lock-in” their monthly expenses for years and years to come. Let us show you how to be perceived as a “cash buyer” in this competitive market.
