Good news for sellers and buyers in Denver’s real estate market! The latest report from the Denver Metro Association of Realtors shows that it’s both a good time to sell and buy in the Mile High City.

The long-awaited $78.7 million mixed-use development in Aurora is under construction. Parkside @ City Centre is a ground-up, mixed-use property comprising of 216 market-rate apartments and approximately 36,000 square feet of retail space.

Trinity Place, a boutique office property totaling 195,753 square feet in Denver’s CBD, has traded hands for $40.2 million. The 17-story building offers average floorplates of 12,200 square feet and is currently 65% leased. The property is located at 1801 Broadway in the thriving Uptown submarket.

Weather in ColoradoI really can’t say “Spring Has Sprung”!  With snow starting in the Foothills and running to major accumulation along the Continental Divide today, it is shaping up to be a rough one!

Anyhow, the Denver Residential Market by all appearances is not letting any of this stand in its way.  Week after week, we see contracts on top of contracts on top of contracts.  The numbers are quite solid.  Job growth, interest rates and rental rates are having their effect on buyers into the market.  The relative increase in supply is encouraging helping sellers into the market for that replacement home.  The result is an increase that “contingent on closing” transactions somewhere in the middle.  It’s a good life, and a very compliant market right now.  

Let’s take a look below at this weeks MLS numbers.

New Listing (1771)  This is getting sellers off the fence and into the market!

Price Decrease (1352)  This is a little disconcerting.  Over pricing is not the way to go!
Under Contract (1623)  Wow!  This is a great number.  Just we do this every week.  It would be a record breaking year!

Sold (1333)  Annualized, this number breaks all records.  Spring has sprung!
Expired (182)

It’s a beautiful day in the neighborhood!

Spring TimeCan you imagine a nicer morning.  A Bluebird Sky, not even a puff of wind and green, green grass covering our town.  My favorite months in Denver have always been May and September.

Back to business!  Our Denver Market continues to run, run, run.  It has “legs”.  WE are watching a mature market continue to have multiple offers, more contracts than listings and a very healthy number of transactions closing week, after week, after week.  There is no question, we have some enclaves falling behind, but when compared to historical standards, still out performing previous business cycles.

I have to tell everyone, when I drive around the city, I do have concerns.  When I see so much growth, new construction and controversial movement of “dirt”, it does make me wonder.  Is our market strong enough to absorb it all?  Let’s revisit this in the weeks and months to come.  You will get both sides of the story here.

Below you will see, this week falls in line with weeks of the past for this 2019 spring season.  Plenty of new listings, but not too many.  Plenty of Under Contracts and a strong count of closings.  Across the board, the last week looks very strong.  Some are citing the favorable interest rates.  Some are citing are miraculous job growth throughout the Metro area.  No matter the reason, Denver is in a very good position right now, but we will keep you posted every week.

Realtor Match Maker.jpgIt was one of those weekends right?  Sometimes the winner is the loser, and sometimes the loser is the winner.  If you watched the #derby, you catch my drift.  Anyway, on a muddy track, the winner drifted to its right and apparently “bumped” another horse which allowed the second place horse not involved in the trauma to take the roses rather than the horse that actually won.  I’m sure there are some angry gamblers out there!

Anyway, Denver can’t count itself as a WINNER.  Winner, Winner, Chicken Dinner all the way home…

Just look at these weekly stats from our MLS System.  Denver is “HOT”.  Not “white hot” but significantly more active than I would have predicted at the end of 2018.

New Listing (1795) This is a very strong number bringing supply to the market.

Under Contract (1690) This is the leading number, and it is strong!
