Weekly MLS Update 6-25-2018 #DenverMarketWatch #MotivationMonday

Good Morning Everyone!  Please fasten your safety belts and raise your tray tables….

cropped-img_0841.jpgAs we roll into the last week of the first half, we’ve seen all kinds of volatility from Wall Street and other world markets.  We’ve seen a roller coaster in the interest rates, but my bet is we’ve seen most of the highs for the year already.  As we march into the summer malaise, we are still seeing homes with desirable location/site characteristics and certain floor plans still being chased by market participants.  We had multiple offers over the weekend on a list price of $1,750,000.

I’m betting this type of demand will continue through out the rest of 2018.

Weekly MLS Update

New Listing (1859)  A very strong number, but not as good as last week.
Back On Market (296)
Price Increase (143)
Price Decrease (1303)  I said we will be watching this more closely.  Are list prices too high?  This is a big number!
Under Contract (1792)  Once again, a very strong number but not as good as last week.
Withdrawn (146)
Leased (40)
Sold (1546)  We continue to post strong closing numbers!  On an annual basis, this is over 6,000 per month!
Expired (235)

Finally, for this week’s update.  While we still see buyers chasing “special” listings, on the flip side of this coin, we continue to observe properties where location, style, floor plan or condition are very off-putting in this market.  Buyers have become very critical of condition and “appeal”.  If a property does not have the correct layering of desirable characteristics, it has to be “priced right”!

If you need experienced expert help on Pricing It Right, just pick up the phone and call.  We will call you back! Safe Travels…tc

Good Monday Morning Everyone!

Supply vs. Demand

Supply vs. Demand

Wow, there is some NEWS in this week’s update.  Almost 2,000 new listings, almost 1,200 listings with price decreases and almost 1,900 went under contract.  This was a very busy week.  As we roll into the typical “malaise” surrounding the 4th, it will be interesting to see if these numbers continue to impress us like this week.

Weekly Denver MLS Report

New Listing (1955)  This is a HUGE week!
Back On Market (293)
Price Increase (132)
Price Decrease (1193)  This is not good news for sellers.  Can you say competition?
Under Contract (1891)  This is a very solid week and well above average.
Withdrawn (139)
Leased (42)
Sold (1534)  This is a good seasonal number!
Expired (206)

I’ll be brief this morning!  I just want to remind everyone we have two very solid listings recently active.  Our off market listings are coming to the market this week!

The first one is at 641 Ruby Trust Way Castle Pines Village Click and take a look.  This is a tremendous value.  At $1.8M, we are substantially below replacement cost.  This one is ready for showings right now!

Next up is 7150 E. Berry Ave.  This is ready for showings at the end of the week.  Take a quick look right here.  This one offers incredible Greenwood Village access to everything!  Should have a great “walk score”.  At $1.75M, this one will fly off the shelf!

Finally, we will be ready to provide the address and final price on our new Lone Tree listing this time next week.  It will be coming in around $800K.

Check back often, because we always have something new coming up.  Enjoy the week…tc

IMG_0421As we round the corner for the end of the First Half 2018, there are a few things we need to address.

First, although supply is increasing, as it should this time of year, demand chases closely behind.  All signs point to a typical seasonal swing in this Denver Residential Market.

Second, as we close on the last days of spring, the flowers just look great around our place.  The Columbine are drawing in the Hummingbirds and the Peonies are just big, bright and white this year.

I suppose we could ask for less traffic, more inventory and a more settled market inIMG_0363.jpg Denver, but Denver is still “500 miles from nowhere” and some would argue a 1,000 miles.  Denver’s history has been a story of struggle, survival and grit long before we came along.  It looks pretty darn good from my perspective, and will be thriving long after I’m gone.  That’s really the history of the west.  Planting seeds for the generations that follow.  Some great history surrounds our Denver Water Board.

DENVER’S WEEKLY MLS UPDATE

New Listing (1910)  Buyers have to be happy about this one, but look at UC’s below.
Back On Market (322)  We are starting to see a trend of transactions failing.
Price Increase (181)
Price Decrease (1151)
Under Contract (1849)  Every week we seem to grow our inventory, demand keeps chasing!
Withdrawn (132)
Leased (37)
Sold (1547)  This is a very solid number.  The vitals in this market are still strong!
Expired (170)

IMG_0355We have some exciting inventory coming to market this month and next.  If any of these neighborhoods or communities interest you, please give us a call, and we will let you know what’s next!

Castle Pines Village – We have a fabulous custom ranch home going active this week at $1.8M.  The indoor and outdoor living space is spectacular!  You couldn’t replace this home for $2.4.  This property has been maintained to a level one seldom sees in this market.  It’s truly one of a kind!

Greenwood Village – We have another custom ranch going active next week.  It is a very strong property.  Where else in Denver can you walk two blocks to The Landmark for coffee in the morning, then another two blocks to the Orchard Station and ride downtown avoiding all the traffic and live on 2.5 acres of lush mature landscaping with mountain views?  This property is amazing!

Lone Tree – Following the first two will a Berkeley Built upgraded to the MAX, this home will be around $800K when it comes on the market in July.  Basement finish and a 3 car garage make this a very functional plan with that “never been lived in feel”.

In closing, we have leads on a number of properties coming to market over the next few months, please keep in touch and we’ll keep you posted.  Want to follow us on Facebook – The Cryer Team?

#DenverMarketWatch 6/4/2018 #MotivationMonday @Kentwood @MyTownCryer

Good Morning Monday!

May_Villages_StatsI can’t begin to tell you about all the excitement in this market and our business.  So, let’s get started.  Year over year, our office @Kentwood is out pacing last year.  Dee and I are out pacing last year.  Seems like whenever we see a “pause” in the market, almost immediately, we see a resurgence.  This is all good.

Like always, we have a number of off market listings waiting to go live for one reason or another.  Keep in touch, we may have exactly what you’re looking for or know where to find it.

BY THE NUMBERS, DENVER’S WEEKLY MLS NUMBERS

New Listing (1836)  If you are a buyer, this is a great number!
Back On Market (276)  Week in and week out, this number doesn’t move much.
Price Increase (181)
Price Decrease (1019)  Very Interesting!!
Under Contract (1531)  Coming off a “Short Week”, this is acceptable.
Withdrawn (160)
Leased (43)  I’m keeping one eye on this.  MLS and Rentals are becoming “a thing”.
Sold (1879)  This is a very solid number!
Expired (351)

Please be careful with your choice of lenders, inspectors and vendors.  We continue to see and hear about them fumbling the ball at the most inopportune time.  A business that was once about Location, Location, Location has evolved into a business all about Timing, Timing, Timing.

We’ll be back next week, and every week.  Please follow along…tc

Market Movers
Denver-area home prices rose by 8.4% in February from a year earlier, according to the most recent Case-Shiller report. Denver tied for fourth place out of 20 cities in the index.

Small, modular and relatively affordable new homes are coming to the trendy Berkeley neighborhood in Northwest Denver. Could this be a trend?

Denver was ranked the third best place to live by U.S. News World & Report. Colorado Springs did even better, coming in at No. 2.
