09/22/2026 “Turn, Turn, Turn…” – Jim Nussbaum

“To everything there is a season, and a time to every purpose under the heaven: A time to be born, and a time to die…” Almost my entire adult life, I’ve known Jim Nussbaum. When I think back on my career, Jim was a part of it from very early on. “Lord, make us thankful for all these blessings, in Christ’s name we pray. Amen… Jim has passed, and we are the better for having known him, worked with him, and learned from him. “The whiter the bread, the closer to dead.” A mantra, a conversation starter, and his constant reminder to take care of ones health. I’ll miss you Jim!

A little reflection this morning. It is always tough to lose someone, and a constant reminder of our own mortality. I feel like Jim was the guy who “planted the tree so that we would have shade”. I believe it is time for me to get serious about reading his book!

So what’s happening this week in the Denver Single-Family Residential Market?

New Listing (1326) Not like last week, but supply is still increasing.
Coming Soon (172)
Back On Market (287)
Price Increase (107)
Price Decrease (2442) This is a burdensome tribute to not reading the market appropriately!
Pending (999) Not a great week, but not dropping off a cliff either.
Withdrawn (204)
Leased (0)
Closed (877) I’m guessing people are more interesting in the beer at Octoberfest than placing offers on homes.
Expired (519) This has jumped up. Sellers are giving up, but also finding rentals are tough too!

So, what does all this mean for Active Listings?

Pretty much unchanged in that few weeks, but up 5,000 since January. With 10,506 Active Single-Family Listings right now, it’s kind of just right. A balance if you will between to many and too few. Hopefully, this market can maintain this status through the end of 2026, and then we will see what the new year has in store for us.

Let’s look at Single-Family Closings…

With 22,043 SFR Closings so far this year, the market will need about 10,000 more to overtake 2025. Can we do it? Only time will will tell. Turn, Turn, Turn…tc
