I’ve been a Better Investing Member for many years. Back in the day, and still is, the National Association of Investment Clubs or NAIC. You can go to the website and look up to see if there are any clubs in your area, or they can provide all the tools you need to form your own investment club.
Generally, a participant’s monthly investment is $50 or less. My club allows for “between $20 and $50 per month.” We have 6 full time members and at least one “coat tailer” as I call him. When I joined this club, I did not know a single member. I just looked the club up online, left a message and was invited to the meeting. After three meetings, the members vote you “on the island, or off the island”. Fortunately, I was voted on the island!
The SE Investors has been a fun group, and we have been pretty good at picking Great American Companies returning both income and capital appreciation. Additionally, a great magazine hits my mailbox every month with investment ideas, strategies, and behavioral help. Like school, you take from it what you put into it.
I can’t leave you without at least one pick, right? This month’s most active company has been SPCX; that’s right, Space Exploration Technologies! Let me tell you, it does not comply with club guidelines… But it had 242 Club Buys and only 6 Club Sells. That’s human behavior for ya…!!!

As you can tell from my comments above, it’s tough to enjoy the changing season of leaves when you have to lower your List Price to get it sold.

From this chart, we have a slow, steady increase in the number of Active SFR Listings each week. It still stands well below 2025, which is a good thing. After the November Election and as we roll into 2027, I believe we will see a return to confidence. It doesn’t matter which side holds or takes control; people love certainty. Having an election behind us offers a sense of certainty.
Below, the chart of closed sales activity in the SFR market over the last 10 years offers a clear guide with some trepidation for 2026. Will we close more than 2025? Can we catch up with just Q4 in front of us? Rates, the Stock Market, War, Cost of Living, and more. Locally, I’m still seeing “Paper Plates” on dozens of cars and trucks every time I go out. Additionally, at the Big Box stores I always park at or near the last row (Gotta get my steps in). The walk allows me to read the plates. I’m still routinely observing out of state plates, too! So, although the Denver Metro Residential Market is taking its hits it keeps getting up for more.

My leadoff with the stock market, and the closing with Denver’s Residential Market, always gives me confidence in saying, if you can understand one market, there are many crossovers to understanding other markets. Think about this one for just a minute. John Deere, with others, has tapped into the autonomous farm implement market. Most estimates say about 1% of that market is covered. Room for growth I would say, and with the average age of farmers in the USA around 60 years old, I’m thinking the future of farm equipment that can drive itself will be valuable, very valuable!
