08/18/2026 Savana Bananas

Holy Moly, I did something. Saturday night, I attended the Savanna Bananas and Indianapolis Clowns Banana Ball Game right here in “River City”. Oh My! I had heard stuff, but to see the ocean of yellow, the packed house, and people from all over was something I was not expecting. Lines for Merch around the block, funnel cakes by the hundreds, and loud, loud music exceeded my expectations 10X!

No kidding! A little more than 10 years ago, the CEO started with a college baseball team, and now he is selling $100M of Merchandise per year. Men in two-piece pajama outfits printed in bananas! Hats, jerseys, t-shirts, pom poms, and more. My senses were challenged to the max!

I wish I could say our Single Family Residential Market in Denver was that exciting. Let’s take a look at the last 7 days right now.

New Listing (1465): Outstriping contracts and closings. Supply will grow!

Price Decrease (2205) This is a sign of soft market conditions and worse.
Pending (1072) Not a bad week, but this is certainly nothing to brag about.

Closed (922). Finally, whenever closings are below 1,000, It’s not a good sign. The market is in full-on summer malaise!

Now, let’s look at the supply side of Total Active SFRs in Denver Metro.

We had 12,403 Total Active Listings 1 year ago. We now have 10,395. Why do we have fewer listings now than last year? Sellers have no place to go. They can’t afford to move up or down, so they stay put. We speak with potential sellers all the time who would like to age out of there traditional family residence, but the lack of replacement keeps their current home off the market thus keeping inventory lower than it should be at this time of year.

Now, let’s look at SFR sales.

With 19,566 closed so far in 2026, there is a good chance we will equal last year’s number of 32,626 closings, but with more inventory we could actually exceed last year’s number.

In short, we in the throws of a bifurcated market of location, price range, and style being determining factors of what sells and what doesn’t. Buyers are in wait for the bargain after numerous price reductions. Sellers are hoping for lower rates. The waters are calm and life is good. There is noting tragic going on the market right now. It’s just slow and lower prices. The only thing to really do is price below the market going in to generate a sense of urgency to speed things up. A seller can certainly not price up in this market, buyers are too smart!
