The World Cup, the Tour de France, and all the mountain activities we have in the summer provide giant stages for human interaction. Try getting a glass of ice in Czech. Try not getting a giant glass of ice in Texas. Over-simplified, but I’m making a point. We arrive from different places, but within a few days, “When in Rome, do as the Romans do.” I had a client who had a beautiful mountain view here in Colorado. He had arrived from Connecticut and was returning. He had a wooded site when he left CT, and he felt like he would return to the same area. A few days into his CT home search, I received a call from his broker. “Tell me about this view. All he talks about is this view…” Anyway, she found him a site with a view, not a Colorado View, but certainly the best view she could find him. I back up to 120 acres of open space; between the openness, the seasonal changes, the wildlife, and the people, there is always something of interest to gaze upon. I would struggle to live on the 7th floor in Cherry Creek now. Like they say, “People are strange…”

August is upon us, and the days will be getting shorter. There is nothing really exciting happening in Denver’s Single Family Residential Market, but I’ll give a brief overview of the last 7 days.

Below, you can see we jumped about 230 Active Listings over the month before. Not earth-shaking, and certainly not indicative of oversupply, as we had 12,441 Active at this time last year, and we have only 10,054 now.

From our chart below, you can see we are below last year’s levels, but in years past we were running a shortage, and I would say we are experiencing more of a balanced market.

Below, you can follow along with our closed listings, and it is clearly visible that the last 4 years have dropped off from the previous over the last 10. This year will not be a record-setting achievement.

The Denver SFR Market is complicated. North, South, East, and West all have their own idiosyncrasies. Lean on our experience. We have boots on the ground in this market.
