11/03/2026 Biosphere 2

You may have noticed I missed my post here for the last couple of weeks. I had the good fortune to have attended the AZLRO’s 30th Anniversary Land Rover Rally. It was hosted at Biosphere 2 in Oracle, Arizona. Immediately begging the question, where is Biosphere 1? Biosphere 1 is Earth. Biosphere 2 was an attempt by humans to recreate a self-enclosed environment like Earth.

From the moment I stepped out of my Land Rover, I began to relive every Sci-Fi movie I’d ever seen. For you youngsters currently following SILO, like that with more light and more fresh air; and nobody died…

Anyway, traveling each day out onto desert and mountain trails, returning to the “Sphere”, and enjoying all kinds of evening activities made for a great week. Thank You, AZLRO!

Now, let’s catch up and see what we have missed in Denver’s Residential Market.

Denver Market Watch
New Listing (898) We have definitely moved into the year end market with fewer new listings.
Coming Soon (112)
Back On Market (227)
Price Increase (123)
Price Decrease (1733) Still a larger number of price reductions, but below past weeks in 2026.
Pending (844) A strong number for this time of year.
Withdrawn (292)
Leased (0)
Closed (968) Not a bad number! Maybe we will clear some inventory?
Expired (1122) Sellers just giving up!!!

Now let’s look at the number of closings.

With the number of sales so far this year at 26,612 needing 32,634, it is unlikely 2026 closing will catch 2025 meaning this will be the lowest for the last 10 years. On the other hand, you will see Total Active Listings at 10,120 which is lower than the last few years. So, is fewer Active Listings spurring low Sales numbers? This market is complicated, and the number of sellers giving up codifies this hypothesis.

As you can see above, it will be close, but I am predicting the lowest number of closings in the last 10 years.

Below, you will see something, I’ve never seen before. It is a solar tree. With the image taken from this view, it tends to integrate into surrounding growth to be somewhat unobtrusive. Right?

As I’ve lectured here over and over again, this market is complicated. Not unlike the Biosphere 2 experiment, it required thousands and thousands of man ours to keep it running. We hope to eliminate that many hours for your buy or sell side of the residential market. Let’s talk…tc
