Do not believe for one minute the residential real estate business is DEAD or on its last breath. Realtors are hard working, creative, persistent and tireless when there is a deal to be made. Dee and I have two more closings before the end of the month, and we have worked through a very difficult lender situation, we have facilitated an out of town buyer who “just had to have a new home for his family”, and a seller “who just had to get his family out to facilitate a move to Texas”. We made it happen!. Across the board at Kentwood, we are seeing a solid level of “Teamwork” getting the job done. Homeownership is an essential part of our everyday lives!

Although there are many more steps and in large part, those steps are cumbersome, over bearing and intrusive to buyers, sellers, agents, inspectors, appraisers, lenders and title companies, we continue to weave our way through this jungle. Next week, we will see some easing on our restrictions, and it should get much easier for us to do our jobs! We we will continue to be there every step of the way for our clients.

As many of you know, I have been following this site religiously since all this started. There is some good news buried here. All of the Logrithmic Graph presentations show “the flattening” for which we’ve all been waiting. I can see the light at the end of the tunnel, and I hope you can too!

I will continue to repeat myself, nothing I described above was easy, moving forward will not be any easier. We will all be adjusting to a “new normal”. The winners will be able to describe and invest in the “New Normal” before it arrives. Are you thinking ahead?

Dee and I have three more closings before the end of the month, and we have worked through a very difficult lender situation, we have facilitated an out of town buyer who just had to have a new home for his family, and a seller who just had to get his family out to facilitate a move to Texas. We made it happen! All three are closing before month’s end.

Although there are many more steps and in large part, those steps are cumbersome, over bearing and intrusive to buyers, sellers, agents, inspectors, appraisers, lenders and title companies, we continue to weave our way through this jungle. We have been there every step of the way for our clients.

As many of you know, I have been following this site religiously since all this started. There is a glimmer of good news buried here. I had a long conversation with a very old friend last week, he and his wife are avid cruiseline travelers. He will not be cruising again. Working from home is a game changer. Maybe that season ticket sitting next to the guy that’s a little “messy” will not look that desirable next season. The winners will be able to describe and invest in the “New Normal” before it arrives. Are you thinking ahead?

A new Denver startup, Adelska, will plan couples date nights, overnight trips and weekend getaways! Adelska has planned more than 2,000 dates since last April. They also offer new at-home kits!

Local Denver distilleries may have had to close their dining areas, but they are using their commercial-sized tanks and sanitizing ingredients to help the community by creating alcohol-based hand sanitizer that is free to the public.

Good Morning Denver! We Got This!

Those of you who have followed along for so long, you will see a little bit different format this morning.

First off, I follow the data on WorldOMeter.info every morning.  In my humble opinion, we are defeating the C-19!  The logarithmic graphs are flattening, and where Colorado ranked in 7th or 8th position, this morning we are at 13th as ranked against other states for total deaths from the virus.

Next, I have a vantage point in my community overlooking our trail system in the 120 acres behind our house.  I have NEVER seen so many people out walking, talking and enjoying these fabulous spring days.  This is a good thing!

Last, you probably still want to see what the MLS Data says for the last week?  Well, here it is:

New Listing (1260) This is lower than normal, but still ample for the season.
Coming Soon (41)  Sellers are still planning ahead!
Back On Market (315)
Price Increase (140)
Price Decrease (705)
Pending (896) Under Contracts have been changed to Pending.  This number is down by 30-40%.
Withdrawn (292)

Closed (1177) This number still reflects activity from before the “lock down”.

Long story short, we will look at this again next week, and I imagine, this will continue to show fewer and fewer contracts on pending listings in the next three weeks until our “lock down” is reduced.  I also believe, we will start to see this “Black Swan” shrink over the next few weeks.  

Antidotally, Dee and I put a listing under contract over the weekend, we have three more closings this month and we are having strong activity on our remaining listings.  We are open for business, albeit, it is virtual, distanced and more complicated.

Let’s keep our heads held high.  Let’s keep busy.  Let’s pray…  Let’s get on the phone and call someone we haven’t spoken to in years!  Finally, let’s make sure we continue to move forward.  I heard this today: “On particularly rough days when I am sure I can’t possibly endure, I like to remind myself that my track record for getting through bad days so far is 100%, and that’s pretty good.”

Wow! If you’ve been following our weekly story, this is a first in recent memory. New listings exceeding under contract or pending listings reflects the times we live in. We have no idea how deep C-19 will take us, but clearly, it is having a negative affect. In fact reports of showings dropping off by as much as 50% in certain price ranges. These are the times in which we live.

As many of you know, I have been following this site religiously since all this started. There is a glimmer of good news buried here. US New Deaths were extremely low this morning. Does this signal a breakthrough? I’m hoping so!

Unchanged from last week, “We have an EPIC ride in front of us for 2020. Fasten Your Seatbelts, Raise Your Tray Tables and get ready for take-off!” As we hear stories of cases ending with very sad news, for me, they seem to be getting closer and closer; Stay home, organize that closet, wax your car, bake something special for the fam, or teach yourself something new. Now’s the time!

I’m going to let you look at the graph above this morning, and I’m going to reflect on what’s happened anecdotally around here.

I’ve heard every version what’s circling around us and I have chosen to call it C-19. Short, easy and telling. This virus has captured the minds and souls worldwide. Personally, I can’t believe what I’m seeing at the grocery stores. To be honest, I a little dismayed at the human condition right now. Even Netflix is chiming in with all the old Epidemic Movies in the “You Might Like” feed.

Maybe it’s because in my lifetime I saw Polio, Small Pox, Chicken Pox, TB and many more, come and go. This is not to say, there was not a terrible human price paid. Denver and Colorado Springs were hosted a very large TB population during its peak years. My minister walked with braces because of Polio, and Small Pox was impactful until just a few years ago when it was declared defeated. My point? This too will pass, with or without toilet paper!

I was out with a buyer yesterday and another today. They have a concern. They are not concerned about catching C-19, they are concerned about the economic impact to their investments, employment and the future. Interesting, as a nation, are we over reacting? I’m not making that decision, but some of this has to rest on the CDC. The plan appears to be to react to each event as it comes along. Could we have had better planning. Well, we certainly have had a dozen or more events in my lifetime. Should we be pretty good at it by now?

Worldwide, we have experienced 7,521 deaths as of this morning. Here, we have experienced 94 deaths. China and Italy have experienced the most deaths at 3,226 and 2,1,58 respectively also as of this morning. There will be more, but I’m no math major, but it appears the graphs of Cases and Deaths is logarithmically flattening out, so I’ll leave you with this good news. Many of our best minds are working on this problem. From treatments to vaccines, the best have our backs, and we will get through this.

Pendings remain up over New Listings this week! Again this week mirrors last week. Limited Supply, Favorable Demand and Low Interest Rates. Life is very good for most sellers in this market. Life is “hard work” for most buyers. We are surrounded by entire neighborhoods with NO inventory, NONE, and when it does approach the market, buyers are like “Great Whites” off of Cape Cod. Anecdotally, we had listings over the last 2 weekends with multiple showings and multiple offers and subsequently under contract in two days respectively.
But wait! There’s more…
You’ve read my comments about “Black Swans” before, but this week “it is different”… You name it, The Market, Oil, C-19 and more have slapped the face of the National and Global Markets. The rapid negative response to these events will certainly be long lasting. In today’s world, that means until the next event hits the 24/7/365 networks. I would offer up the opposite view on today’s Black Swans. AS for The Market, Warren Buffett has been quoted over and over again; “When people are greedy, be fearful, and when people are fearful, be greedy.” This appears to be very sound advice.

AS for Oil, I will speak from experience here. Having lived through the Embargo Days in the 1970s, we waited in line and paid a lot for gas. Today, there are no lines and gas is very inexpensive. The collapse of oil prices over the last month will scare some major companies already dealing with lessened demand. This will put pressure on the economic viability of EVs and it will cause job loss in oil/gas production. This will not be pretty if this plays out as I envision.

Last but not least, C-19 is not pretty. I’m afraid there has not been enough clarity with the events surrounding this virus. But, I’m here for you. Check out this link for up to the minute world reports and FACTS surrounding C-19!

Let’s get back to the market. The Denver Residential Market is so thin with new inventory, buyers are jumping on anything and everything, in some neighborhoods, but being a bit more “picky” in others. Anecdotally, we are personally running low on listings. We have had a rapid response to everything we’ve put on the market, and we are receiving phone calls about “Off Market” listings “coming soon”. We have two or three “coming soons” that will ultimately “fly off the shelf” too.

The numbers still tell us, the Under Contracts and Solds this week were very strong, but the Active Listings are still not keeping pace, and some could argue seasonally low. Let’s think about this for just one minute. In the Greater Denver Metro Area, there are 1.5M households. We have about 5,000 active listings of which about 3,500 are detached single family homes. If you are considering putting your own home on the market, now is the time!

WE have lost our guiding light on what the election will bring us this year. We have run some numbers and have reviewed others numbers, and there have not been drastic changes in the markets leading up to elections in our market over the last few election cycles. Let’s see what happens in the coming months.

Don’t get me wrong, there are probably a few more “Black Swans” in the water. This Coronavirus has become a much bigger talking point in spite of a deadly flue season all around us. When the price of oil craters like it did yesterday, it is going to ruffle a lot of independent feathers in Colorado. Finally, we’ve had some crazy weather in the metro area over the last few weeks. It looks like this is keeping some potential buyers away from the market. As buyers hit the streets, there will be some wild negotiations happening. Stay here for an update on potential buyers.

As you can see from the graph above, we finished the year with slightly more than 5,000 active listings while averaging about 5,000 closings each month. Inventory is way down from last year. By some measures as much as 20% down. This will be updated monthly. From this, we can see, one month’s supply of inventory in a market as big as Denver with 1.5M households. This market is primed once again for the spring rush with a dearth of inventory. It does not appear to have any reason to change. Builders are not interested in building “inventory”, our senior population is aging in place in record numbers in the metro area, and the new resident numbers continue to beat national averages. Denver continues to offer employment growth!
