Wow! Where did summer go?
No kidding right? Summer arrives in June, and then a day later, it’s fall. What’s up with that? I like fall in Colorado so much, it never really bothers me, but during those cold dark days of December of January, it’s another story.

What did we do this summer? It seems like every second was filled this summer. Nothing else slows the whole world down more than rocking with a grandchild on one’s lap. I we did a lot of this. I heard, “One’s children are the rainbow of life, but one’s grandchildren are the pot of gold at the end of the rainbow”. I joined an investment club. Having been in a couple of other clubs. It’s fun getting out once a month and discussing the benefits of owning shares of great companies. For me, it’s very exciting.

Dee and Caroline, with Andrew this year, rode the Triple-by-Pass for the 6th straight year. I’m always amazed at the feat of riding a bike 120 miles in a day. We celebrated Cordelia’s 1st Birthday. Cordie, one of the “identical cousins” celebrated #1. This takes on great meaning when you read the rest of this. Colette’s is coming up very shortly. Will and I attended the Land Rover National Rally. This is always fun. We ran great trails in the San Juan Range with great friends and new friends. Funny how Britsh built slabs of Aloy and Grit bring people together from all corners of the earth to enjoy a hobby. Dee and I attended the Joe Bonamassa concert at Red Rocks. Every year, we have a tradition of hitting Red Rocks. I took Dee to see Joe. A consumate blues guitarist with a little bit of an Eric Clapton sound. It looked sold out to me. She’s choosing the artist for 2020! The entire Cryer side of Dee’s family visited Cape Cod for Aunt Madeline’s 100th birthday. Madeline had some words of wisdom for me. She told me the hardest part of living such a long life, “I’ve outlived all my friends”. She loves the little ones, she loves to smile, she loves her faith and family. A remarkable woman, and we are all very proud for this opportunity. 100 Years!!! I started the DEA’s Citizens Academy this month. I’ve attended several citizens academies as some of you know. I’m really enjoying it, and will give you a full review when finished.

Last week our Kentwood DTC office had its Vail Retreat. Like so many years in the past, taking time to meet the new people and catch up with the long termers is always fun. Dee was able to get one more ride up Vail pass (both ways), so maybe two more rides up Vail Pass. I went on a wonderful hike. The aspen trees are starting their thing.

Summer might be over, but we are still enjoying life! As I prepare for my audition as Santa Claus, I take lots of grief from the youngsters in the office. In then end, I believe, Cordie and Letie will thank me for my efforts. Dee tells me, it’s gone my 01/01/2020!!!

Park Hill hotel could be turned into micro-affordable housing. A Quality Inn & Suites at E. 36th Avenue and Quebec Street could be turned into 139 affordable housing units. With the exception of a few updates and a new sprinkler system, the rooms are move-in ready.

Denver Museum of Nature and Science now has an exhibit that will make you feel like you’ve base jumped off a mountain. The exhibit “Extreme Sports: beyond Human Limits” will run through April.

The first day of fall is right around the corner, which means leaf-peeping is only a few weeks away! Experts say leaf-peeping is supposed to be amazing this year due to the above average moisture last winter and spring created.

Good Morning Everyone!

FallI like fall.  I’ve never looked at fall as the end of something, but somewhat of a beginning.  This contrarian view is often viewed by others and family as CRAZY, but It’s just how I’m wired.

The changing of colors in Colorado is vibrant.  Like a warm camp fire.  All the tourists have gone home.  The natives come out again and share a beautiful state together.  I always try to spend at least a day or two during peak foliage season.  Looks like the last weekend of September or the first weekend of October might be ripe for 2019’s peak foliage viewers.

What’s this have to do with the market Tom?  Well, that question is simple.  We tend to close more sales in May, June, July and August than any other months of the year.  This does not mean that September, October, November or even December are Redheaded Step Children.  It simply means the spring season is very strong with “cabin fever” buyers, and by fall, there are fewer of those buyers in the market.  Long story short, we sell homes 12 months a year, but fall has routinely seen some slack time.

Let’s take a look at this week’s MLS numbers.  They are looking very strong!

New Listing (1363) Nice weekly number here.
Back On Market (269)
Price Increase (427) What’s this?  From out of nowhere?
Price Decrease (1614) Sellers are still bending over backwards to bring buyers in.
Under Contract (1422) A nice seasonal number.  I like it!
Withdrawn (190)

Sold (2019) This is a crazy good number!  Keep it up Denver Metro!

Sold (1217) Not a bad seasonal number, but not great…

Long story short this week, there are no inherently bad signals here, but there aren’t any good signals either.  It will be interesting to see how our stats fall out moving forward.  With between 9K and 10K active listings in this data search area, and 4,800 closings per month on average, we still look pretty strong at the tipping point between a sellers’ market and a more neutral market.  A rise in rates, oil, war or etc., could put stress on this market.  Pay close attention.

Southern DrawlNow, back to Jim Rogers.  Jim’s from Alabama, my father was from Alabama.  There is just something hypnotizing about that southern drawl.  He rattles along, but then those pearls of wisdom arrive on a silver platter.  Eat them up!!!  Today’s pearl, Catastrophe = Opportunity.

#GetInvolved #Today #Friday13th @MyTownCryer

CentennialI want to give you something to think about this weekend.  We all see it.  This person likes this party or politician, and that person likes that party or politician.  They both are “good friends” of yours, but not necessarily safe to have at the same dinner party!  Everyday on social media, the White Hats and Black Hats of each issue battle it out on Twitter.  People get muted on Facebook.  What’s to be done?

Here’s what I want you to think about.  Can you let yourself get involved in your location HOA, Town, County or Government?

I have to tell you, I used to personally think, my only answer could be NO!

Then, I got involved.  First with my Homeowners Association.  With the help of some of our other homeowners, we have presided over our community together for more than 10 years, and the results have been very positive!  It’s a zero sum game, but well worth the effort.

Then I researched the volunteer positions in my own town of Centennial, CO.  First I served on the Senior Commission.  I wasn’t ready for this appointment.  I found my way to the Election Commission in our town, and I’ve been there for several years now.  The election process is very interesting.  If you have even a sneaking suspicion of elections in your town being something less than fully transparent, get involved!  I can tell you without a shade of doubt, our town and county have fool proof election proceedings!

From there, I went on to Centennial 101.  It is an introductory course offered by our town to create more community engagement.  Public Works, Budgeting, Zoning, Building Codes, Open Space and more were covered.  It is fascinating how a city operates.  Most of Centennials services have been outsourced.  Containing costs with a very responsive team of experts was the realized objective.

From there, I attending the (SMFRA) South Metro Fire Rescue Authority’s Citizens Academy.  This 7 week program is so much more than climbing a ladder.  Understanding the daily routine of your first responders should be paramount for every citizen in every community.  Jumping out of 5th story window on the end of a rope should be enjoyed by all TOO!

From all this, I heard about Arapahoe County’s Citizen’s AcademyFrom K-9 searches to car chases to Incarceration to the gun range to discussions, I just couldn’t get enough of this.

DEAAnd that is why, last night was my first class with the DEA’s Citizen’s Academy.  There is a lot online to read about this experience, but if you can find a way to get accepted, the experience will be incredible.  On the Virtual Reality Gun Range last night, I had to “take out” a perpetrator.  It was very disturbing.  Can you imagine what this is like in realtime?  When faced with a life threatening decision, one half second can be the factor between life and death.  When a $1,200 Kilo in Columba becomes a $30,000 Kilo in the US, it’s not stopping anytime soon.

All I can tell you is, I can’t be more proud of the organizations and individuals working constantly behind the scenes to help make our world safer, cleaner and more comfortable for us all, and that’s something we can all share.

My point here is not to brag about my involvement.  My point is to encourage your own involvement in your communities.  My belief is we are all adults.  We all have opinions,  but, we can learn from and teach some from our own experiences in life.  Just maybe, we can come closer together or understand our competing views.

Buffalo SpringfieldI think the 1960s band of Buffalo Springfield sang it best, “I think it’s time we stop, children, what’s that sound, Everybody look what’s going down…”  It was the beginning of “folk rock” and everyone was looking for a message.

Today’s message #BytheNumbers.  Denver’s MLS reports 1,513 New Listings with just 1,253 Under Contract and even fewer closings at 1,005.  Granted, it was a “holiday week” on either side of Labor Day, but we have had enough successive weeks in row now to see “what’s going down”…

Several factors are at work here.  First, a typical seasonal movement toward a supply and demand ratio leaning toward the buyer’s favor.  Second, we watched the Denver Market crank double digit appreciation for a number of years, and it is simply natural for things to “cool off”.  And, finally, there is an incredible number of rental opportunities coming to market, and some buyers are just “waiting it out”, again…
