When a National Holiday divides a week like it did last week, it is impossible to predict what might happen in our market, but it had a HUGE impact. Look at those numbers!

New Listing (1416) Certainly a slow week here!
Back On Market (308) We had one of these, buyers are crazy right now!
Price Increase (225)
Price Decrease (1042) As we move later in the year, this number will grow.
Under Contract (1566) Not a bad week, but nothing like the last two weeks.

Sold (1386) This is a particularly slow week based on recent weeks.

Moving forward, we are anecdotally observing some build up of inventory in our perimeter markets particularly in our higher priced markets. Close in under $500K still remains strong when well presented and well located. If I was going to predict the future, I would predict that by year’s end, we will be experiencing a well defined “bifurcated market”. This means price range and location will be the defining characteristics as to how “hot” said market is.

Good Morning Denver Home Buyers and Home Sellers!
A few weeks ago, I mentioned we were just about to breakthrough the 2,000/week threshold. Well, this week we did it! We closed 2,037 transactions last week. Title Co’s were busy! That’s a great number, and it is completely in line with historical seasonal activity. We close more homes in June every year than we do in December.

As we do every (almost) Monday, we like to provide a little update and motivation. In spite of what goes on in Washington and the rest of the world, Denver continues to live in this magical world of Supply and Demand. Right now, below $500K, Demand exceeds Supply. As we move up the price scale, we see some build up of inventory, but the numbers, on an historical basis, are still very strong. No problems to report today.
Dee and I have a number of “Off Market Listings” right now. They will be coming on the market over the next 60 days. We are working on pricing, staging and market prep. If you have a special need, we may have it coming to market soon. Call us, and maybe the seller will let you in early.

As we roll into the last week of the first half, we’ve seen all kinds of volatility from Wall Street and other world markets. We’ve seen a roller coaster in the interest rates, but my bet is we’ve seen most of the highs for the year already. As we march into the summer malaise, we are still seeing homes with desirable location/site characteristics and certain floor plans still being chased by market participants. We had multiple offers over the weekend on a list price of $1,750,000.
I’m betting this type of demand will continue through out the rest of 2018.

Finally, for this week’s update. While we still see buyers chasing “special” listings, on the flip side of this coin, we continue to observe properties where location, style, floor plan or condition are very off-putting in this market. Buyers have become very critical of condition and “appeal”. If a property does not have the correct layering of desirable characteristics, it has to be “priced right”!

Supply vs. Demand
Wow, there is some NEWS in this week’s update. Almost 2,000 new listings, almost 1,200 listings with price decreases and almost 1,900 went under contract. This was a very busy week. As we roll into the typical “malaise” surrounding the 4th, it will be interesting to see if these numbers continue to impress us like this week.

I’ll be brief this morning! I just want to remind everyone we have two very solid listings recently active. Our off market listings are coming to the market this week!
