IMG_0421As we round the corner for the end of the First Half 2018, there are a few things we need to address.

First, although supply is increasing, as it should this time of year, demand chases closely behind.  All signs point to a typical seasonal swing in this Denver Residential Market.

Second, as we close on the last days of spring, the flowers just look great around our place.  The Columbine are drawing in the Hummingbirds and the Peonies are just big, bright and white this year.

I suppose we could ask for less traffic, more inventory and a more settled market inIMG_0363.jpg Denver, but Denver is still “500 miles from nowhere” and some would argue a 1,000 miles.  Denver’s history has been a story of struggle, survival and grit long before we came along.  It looks pretty darn good from my perspective, and will be thriving long after I’m gone.  That’s really the history of the west.  Planting seeds for the generations that follow.  Some great history surrounds our Denver Water Board.

DENVER’S WEEKLY MLS UPDATE

New Listing (1910)  Buyers have to be happy about this one, but look at UC’s below.
Back On Market (322)  We are starting to see a trend of transactions failing.

Under Contract (1849)  Every week we seem to grow our inventory, demand keeps chasing!

Sold (1547)  This is a very solid number.  The vitals in this market are still strong!

Castle Pines Village – We have a fabulous custom ranch home going active this week at $1.8M.  The indoor and outdoor living space is spectacular!  You couldn’t replace this home for $2.4.  This property has been maintained to a level one seldom sees in this market.  It’s truly one of a kind!

Greenwood Village – We have another custom ranch going active next week.  It is a very strong property.  Where else in Denver can you walk two blocks to The Landmark for coffee in the morning, then another two blocks to the Orchard Station and ride downtown avoiding all the traffic and live on 2.5 acres of lush mature landscaping with mountain views?  This property is amazing!

May_Villages_StatsI can’t begin to tell you about all the excitement in this market and our business.  So, let’s get started.  Year over year, our office @Kentwood is out pacing last year.  Dee and I are out pacing last year.  Seems like whenever we see a “pause” in the market, almost immediately, we see a resurgence.  This is all good.

Like always, we have a number of off market listings waiting to go live for one reason or another.  Keep in touch, we may have exactly what you’re looking for or know where to find it.

New Listing (1836)  If you are a buyer, this is a great number!
Back On Market (276)  Week in and week out, this number doesn’t move much.

Price Decrease (1019)  Very Interesting!!
Under Contract (1531)  Coming off a “Short Week”, this is acceptable.
Withdrawn (160)
Leased (43)  I’m keeping one eye on this.  MLS and Rentals are becoming “a thing”.
Sold (1879)  This is a very solid number!

Please be careful with your choice of lenders, inspectors and vendors.  We continue to see and hear about them fumbling the ball at the most inopportune time.  A business that was once about Location, Location, Location has evolved into a business all about Timing, Timing, Timing.

Market Movers
Denver-area home prices rose by 8.4% in February from a year earlier, according to the most recent Case-Shiller report. Denver tied for fourth place out of 20 cities in the index.

Small, modular and relatively affordable new homes are coming to the trendy Berkeley neighborhood in Northwest Denver. Could this be a trend?

Denver was ranked the third best place to live by U.S. News World & Report. Colorado Springs did even better, coming in at No. 2.

Well, Memorial Day Weekend sure slowed things down from our previous weeks based on MLS weekly stats.  New listings lower, Under Contracts lower and other categories all dropped off over the last 7 days.

New Listing (1264) This is quite a drop from last week!

Under Contract (1633) This is a good number, but still not at all time highs.

SUPPLY VS. DEMAND 3-2018Well, Well, Well…

We knew it would happen.  We’ve been waiting and waiting.  Right now in the third week of May, 2018, the number of New Listings has finally eclipsed the number of Under Contract Listings for only the second time. 

I’m not sure this is enough motivation for buyers to think they might possibly have the upper hand, but it’s a start!

From MLS Data on a moving 7 day average every Monday morning, once again, we pick up a few hints of whats to come in our Denver Metro Residential Market.  Enjoy!

New Listing (1856)  This is a great first step now the middle of the spring marketing season.
Back On Market (262)  This is about 15% of contracts fail and come back on the market.  Even this number has improved.

Under Contract (1799)  Still a very strong week of under contracts during a time of Prom, Mother’s day and Graduations.  Well done Denver!

Once again, another week rolls by, and the #DenverMarketWatch is paying close attention to inventory, interest rates and the mood of the market.

Look at that Under Contract number.  It is closing in on a week of 2,000 contracts.  So close!  Let’s see if we make it next week.

Everything we’ve attempted to write on in the last month under $500K has been a multiple offer situation.  We have noticed a possible trend.  That “#CashBuyer” appears to be disappearing a bit from the market.  We are still hearing strong buyer, good down payment buyer, high credit score buyer, etc.  But, that #CashBuyer term is not being used as much.

#DenverMarketWatch 5/7/2018 #MondayMotivation @MyTownCryer

You probably thought last week was crazy, right?  “Don’t you dare underestimate the power of your own instinct.” – @BarbaraCorcoran

FOMOI’m going to change Barbara’s quote up just a bit this morning.  “This market doesn’t dare underestimate it’s power to prosper.”  My oh my, week after week, we continue to see the results of a vibrant Denver Residential Market throwing up numbers like we’ve never seen before.  It’s a good life!

Does this mean buyers are being left behind?  Yes it does.  Without proper preparation, a strategic goal and some perseverance, YES, buyers are being left behind.  Buyers must take the appropriate steps to become winners.  Making preparations while the waters are calm is critical in this market to success.

A.  Meeting with a lender, making an application and remaining loyal will serve you well as a buyer in this market.  Having a great “Cheerleader” in the form of your own lender, on the sidelines, can only help.  B.  Putting the time in to define one’s market area will put you “in the know”.  Timing, Timing, Timing!  C.  Finally, having an experienced Realtor with you “every step of the way” who knows what’s necessary to put this winning team on the field of play is critical.  Remember in the Art of War?  Having a battle plan and knowing one’s opponent increases ones odds of winning the deal.

#Boomers and #Sooners Oh My! The Land Rush Continues!
Those of you not familiar with Oklahoma History, I think, will find this interesting. Having spent my high school years in Tulsa, the concept of Boomers and Sooners clearly became an imprint. But who were the Boomers and Sooners?

Apparently, way back in 1889 an open "land grab" was sponsored by the Federal Government to populate and define the Oklahoma Territory. 50,000 Boomers and Sooners staked their claims. Apparently Boomers waited for the appropriate time to enter the territory, and apparently Sooners did a little sneaking in early to stake their claims before the start date, thus Boomer Sooners…

From Wiki: "Many settlers immediately started improving their new land or stood in line waiting to file their claim. Many children sold creek water to homesteaders waiting in line for five cents a cup, while other children gathered buffalo dung to provide fuel for cooking.[7] By the second week, schools had opened and were being taught by volunteers paid by pupils’ parents until regular school districts could be established. Within one month, Oklahoma City had five banks and six newspapers.[7]"

Fast forward to 2017, believe it or not, we’ve had our own "land grab". According to Colorado Public Records, we had 77,000 "Boomers" come to Colorado to seek shelter and employment in 2017. Colorado’s Population blossomed to 5.6 Million.

While the Land Rush of 1889 is only a metaphor for 2017 Colorado, there are some striking similarities. Neighborhood arguments ensued. NIMBY attitudes were prevalent. Fights were common; particularly between the Boomers and Sooners, but progress seems to always win out.

Sloan’s Lake was circumnavigated by a paddle boat enjoyed by wealthy Denverites looking for an evening out. Today, it is the second largest park in the city with improvements that were never considered a 100 years ago. Highrises threaten the southern boundary, lower income households are being priced out and Edgewater is actually considering "Urban Redevelopment".

As Will Rogers or Woody Guthrie would have said, "The times they are a changin.." Actually, it was Bob Dylan, but both Will and Woody were from Oklahoma.

Market Movers
According to a new national report, The Denver housing market is projected to appreciate faster than any other metro area in the nation.

The south parking lots around Mile High Stadium could undergo a massive development, which would include housing and mixed-use projects. The city is seeking input from the community on what should happen on this prime real estate site.

The City of Denver is seeking help from the state’s Colorado Real Estate Commission to ensure compliance with the city’s affordable housing program. About 300 buyers bought homes that were in the affordable housing program and were not aware of it.
