Election years are always problematic for some, “water off a duck’s back” for others. With the Primaries upon us, intra-party activity is clearly upon us. Let’s all remember, the sun will come out in the morning. Henny will stop worrying about the sky falling. The idea suggesting 250 years is our limit is all just that: a fairy tale. So, let’s all move forward, and contribute to a life well lived.

This week’s MLS Data for Denver’s Single-Family-Residential Market is very telling. Let’s dive right into the numbers.

Denver Market Watch
New Listing (1713) Not a week to be fearful of, but still a lot of new listings.
Coming Soon (260)
Back On Market (305) Some sellers are coming back.
Price Increase (86)
Price Decrease (2243) This is almost criminal, how bad the brokerage community is at initial pricing!
Pending (1327) A pretty strong week here. No records broken, but a strong week.
Withdrawn (247)
Leased (75)
Closed (1496) This is a very strong “month-end” week.
Expired (733) This tells me there are a lot of sellers just giving up.

Let’s move on to Total Active Listings and see where we are in seasonal activity.

One year ago, we stood at 11,656 Total Active SFR Listings. Now we have 8,980 Active SFR Listings. In terms of ratios, etc., we have the look of a healthier market in spite of higher rates, wars, and new issues surrounding inflation. Total reported today indicated 800,000 more jobs available in the US than anticipated. A total of 7.6M jobs are just waiting for applicants. You just can’t kill the US economy.

As always, this residential market is complicated. A good house on a good block with an appropriate price goes pending quite quickly. On the other hand, any external nuisance, a floor plan nuisance, condition, appeal, or quality nuisance creates the need for dramatic price reductions and lengthy days on market.
