
Let’s think about this for a minute. The conversation is all about AFFORDABILITY! Housing, Milk, Eggs, Gas, Oil, Beef, and a hundred other things. Driving along the other day, I started to think about this. Would I get up early, early in the morning to milk a cow, gather all the milk, get it in the transport vehicle, while the truck takes it off to the processing facility, and then have to turn right around and clean the barn, feed the cows, and get everything ready to go the next day? Now, folks, would you do all that for about $1.75 a gallon? Then the processor has the reach in for another .50c, and that includes packaging! Last but not least, the retailer has to get paid for providing the shelf space, refrigeration, and easy access, and there’s another .30-80c. All said and done, for that one gallon we pay $3.75, so I ask you at this. Maybe we don’t pay enough for that gallon of milk. PS… Housing has never been affordable. Maybe next week for this one.

Overall, this is a pretty good week. Now lets see what all this means to total supply of SFRs.

Here’s the gist of this single-family market. We have 8,500 Active Listings today. We had 10,000 last year at this same week. Our weekly numbers are stable week over week. If we can continue to absorb the new listings with Pending and Closed Listings, we will be fine. If not, it get’s much more complicated.
Attached Styles, Condos, and their high HOA Fees have created a sub-market I don’t normally report on. This sub-market is showing cracks and weakness, not found right now in the SFR market.
