When we look back on this first four months of 2019, so much has happened! First of all, it is crazy to think that a 1/3 of the year has already passed. Seems like we were all together for “the holidays”, and we looked up and it was Easter.

Next, We have had the opportunity to babysit our Granddaughters. What a joy! Children are the rainbow of life, but Grandchildren are the pot of gold! This is really is a fantastic quote. Crazy dog sitting; Our grand puppies have now become mature young men who can out run, out jump and maintain the stamina of Atlas. I never envisioned their abilities and appetites for the pure joy of running. GSPs as they are called by the insiders are simply put, Something Else! A huge snow season and now rain are filling all the rivers and reservoirs. A good tourist season was enjoyed by our mountain resorts. If you’ve read any of the John Steinbeck or Stan Hoig books, or for that matter enjoyed Lonesome Dove, the “Three Points Territory” of Colorado, New Mexico and Oklahoma were a focal point of a recent “road trip”. Sand Creek Massacre, Capulin Volcano and the Sante Fe Trail really wrap this narrative into a a tidy little knot! The scenery is harsh with unbridled beauty and surprise! The Denver Market and our business remain strong. With the growth of inventory, we’ve even seen a year over year increase in the number of contracts. If the current trend continues through out the year, it could be a record. Rates are low and sellers are ready to move! We can’t wait to discuss your plans. Big NEWS…

17 May: Southeast Light Rail Extension Grand Opening
A grand opening ceremony will take place on Fri., May 17, at 10am at RidgeGate Station (10791 S. Havana St., Lone Tree). RTD will hold a ribbon-cutting event to officially commemorate the historic day. Following the ribbon-cutting, RTD will offer free rides until 2:30 p.m. on the new E, F and R Extension alignment between RidgeGate & Sky Ridge stations.

citycentercombinedOn Sat., May 18, the City of Lone Tree will host a free street festival with food trucks, performances, vendor booths, and music at the Sky Ridge Station (9941 Trainstation Cir., Lone Tree) from 10am to 2pm. There will be special dedications at RidgeGate and Sky Ridge stations to commemorate artwork commissioned for the line.

RTD will offer free rides on the entire rail system on May 18 during regular service hours (Sat. service schedule). The line will open for service (fares charged) on Sun., May 19. For project updates and notifications

Jones DistrictA number of you have been asking about all the vacant land to the north of IKEA along the I-25 corridor.  Here’s what we have so far:

“The Jones District is a 42-acre area west of I-25 between IKEA and the Dry Creek light rail station. The name comes from the late property owner and cable television pioneer, Glenn Jones, who envisioned a dynamic, mixed-use area, similar to The Streets at SouthGlenn, featuring a network of walkable blocks, active streets, and public gathering spaces such as plazas. Currently, The Jones District has one new building, a 306-unit luxury apartment building named The Glenn, while the remaining 36 acres is vacant, undeveloped land.”

Earth Day 2019We hope your weekend was the best.  Did you know today is Earth Day?  According to Wikipedia…

Earth Day is an annual event celebrated on April 22. Worldwide, various events are held to demonstrate support for environmental protection. First celebrated in 1970, Earth Day now includes events in more than 193 countries,[1] which are coordinated globally by the Earth Day Network.[2]

On Earth Day 2016, the landmark Paris Agreement was signed by the United States, China, and some 120 other countries.[3][4][5] This signing satisfied a key requirement for the entry into force of the historic draft climate protection treaty adopted by consensus of the 195 nations present at the 2015 United Nations Climate Change Conference in Paris.

In 1969 at a UNESCO Conference in San Francisco, peace activist John McConnell proposed a day to honor the Earth and the concept of peace, to first be celebrated on March 21, 1970, the first day of spring in the northern hemisphere. This day of nature’s equipoise was later sanctioned in a proclamation written by McConnell and signed by Secretary General U Thant at the United Nations. A month later a separate Earth Day was founded by United States Senator Gaylord Nelson as an environmental teach-in first held on April 22, 1970. Nelson was later awarded the Presidential Medal of Freedom award in recognition of his work.[6] While this April 22 Earth Day was focused on the United States, an organization launched by Denis Hayes, who was the original national coordinator in 1970, took it international in 1990 and organized events in 141 nations.[7][8]

Numerous communities celebrate Earth Week, an entire week of activities focused on the environmental issues that the world faces. In 2017, the March for Science occurred on Earth Day (April 22, 2017) and was followed by the People’s Climate Mobilization (April 29, 2017).

Over the last 49 years, new construction has improved and homes are more efficient.  Automobile Manufacturers have provided us with more efficient and longer last cars and trucks.  The cost of renewable energy sources has improved dramatically, and on my recent road trip, wind turbines were everywhere!  As Sonny and Cher used to sing, “The Beat Goes On”…

The World is not perfect, but it is better than it was, and with a little effort, we can all be a little better moving forward too!

Once again, as Sonny and Cher would say, “The beat goes on…”, and so does our market.  No apocalyptic change is readily apparent.  Sellers want to sell, Buyers want to buy.  Anecdotally, one of our listings received 3 written offers this weekend.  This is proof, solid communication between Broker and Seller obtains the best results, in the shortest period of time with the least amount of hassle. 

So, if you are making a plan to move, buy or both, let’s sit down, talk a while and make a cohesive plan making your future so bright, you’ll need sunglasses!

Three PointsThere is no question, we have hit the ground running into another spring selling/buying season.  Buyers like bears awakening from hibernation have returned to the market again.  Sellers are making those difficult “what’s next” decisions, and we are ready for you!

As you can see below from this weeks MLS data, New Listings, Under Contracts and Closings continue their March (April) into the new season with great confidence.  Let’s take a look.

New Listing (1463) Not as strong as last week, but still strong.

Price Increase (113)
Price Decrease (863)  Keep an eye on this, sellers routinely over price coming into the spring season.  “Irrational Exuberance”
Under Contract (1634) Almost competitive with last week.  Buyers are out in full force!
Withdrawn (131) I like when this number is low…

Sold (988) Very comparable with last week, but still not up full season strength.

Let’s put all this in perspective for you.  If we are closing 1,000/week and 4 weeks in a month, this gives us about 45 days supply with current inventory around 6,000 active listings.  The front page story is simple, the right price, condition and location, you can still sell your Denver house in about 23 days…

Recently, I engineered my spring trip.  CoMexTexOk on two lane and dirt roads as much as possible.  I enjoyed circumnavigating what was once the center of the “Dust Bowl”.  I’m witness to a Wind Energy Business that is booming, a cattle industry that is still “calving” in spring, a flourishing agra-business and petro-dollars still coming out of the ground.  From an eyewitness account, I observed brand new pickups around every corner, shinny new farm implements, active drilling, thousands and thousands of four legged friends getting ready for the grill, and last but not least, in these “4 corners”, wind energy is taking advantage of weather conditions conducive to spinning those three blades!  “Fly-Over Country” is doing quite well by my observation.

We sell houses 12 months a year, but this time of year enjoys more closings and more new listings, than any other quarter.  Stop by the office and I’ll show you the scoop first hand and in person!  “Keep on truckin’….”

As you can see below, New Listings, Under Contracts and Sold (Closings) are all up from last week.  The first two substantially.  So, it is officially Selling (Buying) Season.  Historically, these next 3-4 months yield the largest number of closings than any other season of the year.  Follow along with last week’s MLS Data:
