Andrew Cryer Reels Them In @ The Rocky Mountain Arsenal National Wildlife Refuge
OVERVIEW & REFUGE HISTORY
Located just eleven miles northeast of downtown Denver, the refuge is the largest contiguous open space in the Denver metropolitan area. The site is currently undergoing a major environmental restoration program and will become one of the largest urban national wildlife refuges in the United States.
Prior to World War II, the arsenal was farmland. Settlers began breaking the shortgrass prairie sod, planting trees and crops, and bringing irrigation to the area in the 1880s. In 1942, the U.S. Army bought thirty square miles of farmland to establish Rocky Mountain Arsenal, a chemical weapons factory. Weapons produced here during the war deterred the use of chemical weapons by the Axis Powers and helped achieve victory over Germany and Japan. After WWII, the army leased land to private companies that produced commercial pesticides. During the early Cold War of the 1950’s the Army again produced chemical weapons to counter the Soviet threat.
There were few environmental laws before the 1960s, and chemical production at the Arsenal resulted in contamination of soils and groundwater at the site. In 1986, while investigating the extent of the pollution and ways to clean it up, biologists discovered the Arsenal was home to a large population of wintering bald eagles.
The discovery of eagles made people take note of the extensive and healthy wildlife populations throughout the large buffer zone of the Arsenal. While the industrial core of the site was contaminated, deer, prairie dogs, coyotes, and many species of hawks, owls and other birds thrived in the abandoned fields, grasslands and wood lots that had been protected from forty years of urban sprawl and development.

What Rate Can You Get?
Every week, mortgage finance giant Freddie Mac releases average rates on four types of home loans, including 30-year fixed rate mortgages – the most popular type of loan for home buyers.
Lately, the number put out by Freddie Mac has been incredibly low – temptingly so for people thinking about refinancing or buying a new place. But anyone who comes across this average may be disappointed when they find out what kind of rate they actually qualify for.
Why is it that the average mortgage rate can be so hard for an actual borrower to get? Here are some questions and answers.
Q: First of all, what’s the average been lately?
A: Average rates on 30-year fixed mortgages reached 4.78 percent the week of April 2, a record low dating back to when Freddie Mac first started its survey of mortgage rates in 1971. That mark was tied when the latest number came out on Thursday.
Rates began falling in the winter, and slid again after the Federal Reserve said last month it would buy $1.2 trillion in mortgage-backed securities and $300 billion in long-term government debt, which traditionally influences rates on 30-year home loans.
Q: What’s the benefit of having a lower mortgage rate?
A: Low rates result in less interest that borrowers have to pay on top of their principal loan balance.
Freddie Mac says the low rates have spurred refinancing activity – borrowers who refinanced during this year’s first quarter reduced their mortgage payments by about $2.5 billion over the coming year.
Q: So, can I get a mortgage with a 4.78 percent rate?
A: Not necessarily. There are several reasons that borrowers may not get the low rates they expect.
First, consumers must realize that Freddie Mac reports average rates, which should not be thought of as a standard, industry wide number.
Second, a rate can change several times during the day due to fluctuations in the market – it could be 5.5 percent in the morning and increase to 5.75 percent in the afternoon.
Loan rates also vary by type. For instance, Freddie Mac’s survey showed Thursday that the average rate on a 15-year fixed-rate mortgage was 4.48 percent this week, lower than the 30-year fixed mortgage. And the size of the loan can affect the interest rate – “jumbo loans,” ones taken out for expensive homes, are becoming harder to get and carry higher rates than loans for $417,000 or less, for Denver.
Q: Let’s say all those factors work out in my favor. What else can keep me from getting a low rate?
A: For one thing, mortgage lenders look closely at credit scores.
If you have a FICO score – a commonly used credit score – close to 800, you’re more likely to get an attractive rate. A borrower with, say, a 650 credit score can’t expect an interest rate comparable to the record lows reported by Freddie Mac.
Also, it can be hard to get the lowest rates if you want to borrow too large a percentage of your home’s value. The cutoff varies – sometimes you can get the best rates by keeping the loan to less than 80 percent of the home’s value, but sometimes the threshold can be as low as 60 percent.
Q: What if I manage to snare a mortgage rate in the 4.78 percent range – are there other costs to worry about?
A: There most certainly are.
One aspect of mortgages that can confuse borrowers is points, or fees. Points vary by lender: Some are paid at the time of application, others at closing. Higher fees mean more cost to the consumer, and could outweigh the benefit of a relatively low interest rate.
Some fees, like title insurance, are negotiable, so don’t be shy about trying to get them reduced.
Q: So should I be looking elsewhere, besides these average rates that come out each week, as I try to figure out what sort of mortgage I’ll be able to get?
A: Freddie Mac releases its survey of mortgage rates for a given week on Thursdays, so reports about it are backward-looking and not a great way to determine what rate a borrower can get right now.
Home buyers or owners seeking to refinance should do their own research. Web sites such as the Mortgage Bankers Association’s and Yahoo Finance provide updated rates on all types of loans.
Q: What should I do if I’m looking for a mortgage and I don’t have a particularly good credit score?
A: Consumers should shop around and compare rates and fees, despite perceived credit problems. There’s no shortage of mortgage brokers out there who want to connect lenders with borrowers.
Another option: You could hold off on refinancing or buying a home, and spend some time trying to improve your credit score by paying your bills on time and paying down your credit card balances.

BLACKSBURG, Va. – The third-seeded Duke women’s lacrosse team erased an early 4-0 deficit to take a 5-4 halftime lead, and led by as many four goals in the second half, but couldn’t hang on as top-seeded Maryland downed the Blue Devils, 12-11, Sunday afternoon to capture the 2009 ACC Championship at Virginia Tech’s Thompson Field.
The Terrapins outscored Duke 8-6 in what turned out to be a telling second half.
Maryland’s victory defended their regular-season ACC crown, as the team picked up its sixth ACC Championship and first since 2003. Duke is now 1-4 all-time in the ACC finals, 1-3 in conference tournament competition against Maryland, and 8-11 all-time against the Terps following a regular-season loss at Maryland Feb. 28.
Duke drops to 13-5 on the season, while Maryland remains unbeaten at 18-0.
The Duke foursome of Caroline Cryer, Carolyn Davis, Sarah Bullard, and Kim Imbesi received All-Tournament honors for their play, leading the Blue Devils to the finals with dominating wins over Boston College and North Carolina in the quarterfinals and semifinals, respectively.
“I’m really proud of our girls for showing a tremendous team effort today and playing three outstanding opponents in four days,” said head coach Kerstin Kimel. “I thought we handled this weekend wonderfully. Maryland is a fantastic team, and in the end another draw control here, a finished shot there, a better slide on defense, the little things made a difference at the end of the game.”
“I couldn’t be more proud of how tough we competed this entire weekend and we look forward to finishing out our regular-season tough against Dartmouth.”
Five different Duke players scored in the opening frame as part of a 5-0 run, while the Blue Devils out-shot Maryland 15-12 in the half to fight back and take the lead after going down 4-0.
Duke continued its run, which ultimately ended at 8-0, with three more tallies in the first seven minutes of the second half to build the 8-4 lead with 23:42 on the clock. Two of those first three came from Bullard, who finished with a team-high four goals. That was Maryland’s largest margin of deficit all season.
Maryland’s Laura Merrifield – who came into the game with 49 goals – picked up her second yellow card just 40 seconds into second half, which took her out of play for the remainder of the game.
The Terrapins scored their first goal since 21:55 in the first half when Karri Ellen Johnson took a pass in front of the cage to make it 8-5 in favor of Duke. That sparked a 4-0 Maryland run that re-tied the game at eight with 13:19 left.
Duke took the lead back at 11:46 on a hard-fought goal for Cryer, who dodged and re-dodged in front of the cage before finding the open shot. But it would be tied again, this time at nine, on a goal for McFadden, who scored all four of her goals in the second. She posted another goal to give the Terps the 10-9 lead with 8:19 left. Another 4-0 Maryland run put them out in front, 12-9, with just 2:51 on the clock.
But the Blue Devils wouldn’t go quietly, as the Terps committed a turnover in their offensive end and Duke took it the length of the field for a Davis goal off an assist from Cryer at 2:08. The Blue Devils won the ensuing draw but had a free position shot saved, giving UMD the ball back, but would commit another turnover that led to a Bullard goal with under a minute to go. Maryland won that draw, called timeout with 49 seconds left, and played keep-away as the clock wound down. Duke was able to wrestle the ball back as the clock neared 10 ticks, but it wasn’t enough for a final shot as the Terrapins kept the one-goal edge to earn the tournament win.
After going down 4-0 early, Duke didn’t fire its first shot in the game until the 19:25 mark with the Terps playing tough defense and outshooting Duke 8-0 to that point, but the Blue Devils then maintained possession for the better portion of the first half as they began to claw back.
The Blue Devils got their first one at 18:49, a goal for Emma Hamm in the middle off a crisp pass from Davis to cut it to 4-1. Lindsay Gilbride then made the most of her free position shot at 15:08 to cut the lead in half, before Caroline Spearman took a pass in front from Cryer and sent it past the keeper for the third Duke goal. Megan Del Monte knotted the equalizer for the Blue Devils at 5:23 as she took the ball around the back of the cage and tucked her shot into the corner past the keeper.
Maryland was held without another shot until the 3:12 mark in the first half, when the Terrapins scored what would have been the go-ahead goal but Merrifield was assessed a card on the play and the goal was called off.
Duke then aimed for the last shot of the half but Bullard was fouled and converted her free position goal with 20 seconds left, and the Terps would not score again as the Blue Devils came all the way back to take the 5-4 lead into halftime.
In the championship game, Bullard led the team with four goals while Cryer and Davis had two each and Del Monte, Hamm, Gilbride, and Spearman all added one. Cryer had three assists as she continues to pace the team in that category.
McFadden led Maryland with four goals, while Brittany Dipper made 10 saves.
Duke won one more draw, 13-12, and ground balls were even at 10 each. Imbesi made six saves in the game, finishing a strong tournament with 26 total stops.
In the three tournament games, Gilbride led the Blue Devils with eight goals, while Davis had seven, Bullard six, and Cryer five.
Duke wraps up regular-season play when it hosts No. 16 Dartmouth next Sunday, May 3, at 12 p.m. at Koskinen Stadium on Senior Day.

I have discussed this issue with my wife many times over the last couple of years. We refer to it as getting “Off the Grid”. She says, “How can you even talk about getting off the grid when you can’t remember to shut off the garage/bsmt lights.” Anyway, the advances in photovoltaics have improved dramatically. I understand we are at $5/Kilowatt down from $30 in the last few years. I hear when it hits $1/kilowatt, the industry will go nuts. Right now you have to calculate in a tax credit to see if it still makes sense. Also, thermal collectors have made great strides in recent years too. The old liquids that use to be used for hot water are obsolete; but the new ones are much more conductive; Enter new fancy stuff that is highly efficient. History tells us (Jimmy Carter Days) that if the stuff on the roof in any way harms the curb appeal, the net affect will be negative marketability-wise regardless of the system’s efficiency. There is a company here in Denver that is a leader in the industry on residential energy savings. Interestingly enough, the name of the company is About Saving Heat www.aboutsavingheat.com .

Our company and office had a great day at Denver Realtor Round Table 2009. Thanks to Gretchen Faber’s leadership we had the largest group ever recorded, a great meal, a motivational speaker and a well run presentation of awards.

Broker Manager was given to John Fitzpatrick. His acceptance speech on a video presentation was hilarious .

Number 3 office volume 31-50 was Kentwood City Properties.
Number 3 office volume 50 plus was Kentwood at Cherry Creek.
We had four agents in the top ten for individual volume Dee Chirafisi,Sandy Weigand 2nd, Edie Marks 4th and Chuck Gargotto 5th.
There were two teams in the top ten for volume Bobbie Lou Miller and Jennifer Dechtman 8th, Kevin Garrett and Matt McNeill 9th.
