Ask Questions, Be Diligent, Homeownership!

5 KEY QUESTIONS FOR BUYERS AND SELLERS 

  1. How is the COVID-19 crisis affecting prices? Tight housing supply, a factor in pushing prices up in high-demand markets like Northern Colorado, will be a factor in keeping prices flat in our region in the near future. That’s the forecast from Lawrence Yun, chief economist for the National Association of Realtors. Nationally, Yun expects a mostly stable market for the rest of the year.
  2. Is it the right time to get in the market? Logically, demand will slow. Still, we continue to see activity in our area. In fact, many see real estate as a safe haven from riskier investments. If you’re thinking of buying or selling, our advice is two-fold. First, know your goals – i.e., do you need to move by a certain time? Next, work with a trusted advisor to decide if now is the time to act.
  3. Will interest rates go down? Rather than lean on predictions, we encourage you to act on what we know today – that interest rates are at historic lows. Better to seize upon the certainty. And keep in mind that for every 1 percent difference in rates, your purchasing power goes up or down by 10 percent.
  4. Will the housing market suffer any long-term damage? We think the answer is no. Housing is one of life’s three basic needs (food, clothing, shelter), and people will always buy and sell real estate. When the stay-at-home and safer-at-home orders are lifted, we believe many clients who postponed decisions will be eager to act.
  5. Should I wait to buy? Truthfully, the best person to answer that is you. But remember, two core fundamentals hold true. First, housing is one of the best investments you can make. Home has never been more important than now. Second, more retirement wealth comes from real estate equity than any other investment. Why wait on getting started?

This Denver residential market appears to have been a locomotive just slowing down for a quick stop, because it is clearly back on track to a full seasonal swing and maybe more.  Take a look at this week’s numbers!

Long story short, this market is healthy.  In spite of the events surrounding 2020, Denver’s Residential Market is not letting its self become a victim.  It holds its head up high and proud.  The water is warm, it’s time to jump in!

Rimrocker AspensAs you know, I like to editorialize a little each week.  This week, I want to report back about my observations from a recent road trip.  I love road-trips, but I always love arriving HOME when the trip is over.  One never really finishes a road-trip but one merrily wets the pallet for more.

On this trip, I traveled from Denver though Buena Vista, Gunnison, Montrose, Moab, Grand Junction, Steamboat Springs and Ft. Collins.  In every single locale I was impressed with the economic activity.  From the number of new pickup trucks with temporary tags to the new construction and development, these markets all looked Red Hot!  Sure there are a few store fronts with the “For Lease” signs in the window, but overall, Colorado looks very good to me.  Both Jim Rogers, “Adventure Capitalists” and John Lynch, “Beating the Street” would be proponents of this market based on my observations.

So, like I noted above, Denver’s market is coming out of this in at least very warm condition, and if we see a few more weeks like this, I am going to declare it to be “Red Hot”!

Good Morning Everyone, It is time for this week’s Denver Market Watch.  We continue to see that the Covid Shut Down was only a “blip” in the market.  Showings are up, contracts are up, and closing are bouncing back right along with them.

Below, you will once again find what’s happened over the last 7 days in our Denver MLS System.  We are starting to seasonal numbers like any other year.  Denver still has price ranges with no inventory, neighborhoods will not inventory.  Please follow along with my comments below.

Denver Market Watch with 2020 Vision 06/02/2020

As Tom Petty and the Heartbreakers sang, “The waiting is the hardest part…”. I believe our vision will be better by month’s end, but in the meantime, let’s take a look at the data.

A quick comment about this week’s data. Denver’s Residential Real Estate Market has all the attributes of a robust and healthy market place. Our business through the shut down hardly missed a beat. There was just a two week window where the numbers favored the buyer, but that is long past now. The long story short, if we don’t see another black swan, Denver will continue strong demand, a shortage of inventory and a sellers’ market for many weeks to come.

Let’s keep our faith in America to do the right thing, to forge ahead with a better perception and level of care for our neighbors. No matter where my clients come from, they all want the same things. A safe neighborhood, good schools and a source of livelihood. This all starts with homeownership. Having the chance at homeownership gives everyone something to do, something to love and something to hope for. The secrets to a successful life are real.

We could all wax poetically about what should have been done, what should be done and what can we do now. I’m sorry to say, I don’t have any of the answers. Let’s just think before we do, think before we talk, and think about be kind to one another. What do we have to lose?

DENVER’S residential real estate market is far from DEAD. Some might say, it is HOT! With 1752 Pending listings in the last 7 days, this would be considered a typical week in any given year during the spring season. Although, this number is so important to the market moving forward, it will routinely have 10% swings during any given week, and coming off a three day weekend like this, it may not reflect a true picture. It could easily be more! When we have more contracts per listing, it tells us this is still a sellers’ market. With this being said, certain price ranges, certain locations and the higher the price range and more distant the listing, one could question this statement. We are anecdotally seeing homes over $1M in more distant locations receiving “lowball” offers and price improvements to attract a buyer. Close in neighborhoods of all price ranges are still enjoying rapid market velocity. What does all this mean?

Denver went into this event with a “very strong residential market”. As we re-open, my prediction is is playing out. We see this market bloom back into the demand and supply ratios similar to what we enjoyed during the first few months of this year. “No harm, no foul.”

Although there are many more steps and in large part, those steps are cumbersome, over bearing and intrusive to buyers, sellers, agents, inspectors, appraisers, lenders and title companies, we continue to weave our way through the process. At least we’ve been able to stay in business! This week, we saw some more easing on our restrictions, and soon it should get much easier for us to do our jobs! We we will continue to be there every step of the way for our clients.

As many of you know, I have been following this site religiously since all this started. There is some good news buried here. All of the Logarithmic Graph presentations continue to reveal “the flattening” for which we’ve all been waiting. I can see the light at the end of the tunnel, and I hope you can too!

I will continue to repeat myself, nothing I have described above was easy, moving forward, it will not be any easier. We will all be adjusting to a “new normal”. Virtual Tours, Virtual Open Houses, and Matterport 3D Tours will become primary access techniques for buyers into a seller’s listing. The winners will be able to describe and invest in the “New Normal” before it arrives. Are you thinking ahead of the market?
