A new startup, Sonder, plans to make its presence in Denver over the next few years. Sonder combines the comfort and warmth of staying in a space that feels like home, but with the service of a great hotel. They currently have 51 units online already.

The Denver Art Museum’s multimillion-dollar renovation/construction project will finally be releasing it’s first look to the public on June 6, 2020. The museum will be unveiling three floors of art galleries, a restaurant and café, classrooms, and new glass-walled welcome center.

As the population in RiNo grows, so does the trash. To solve the trash problem, new “landfill” waste and recycling bins will be distributed to 47 locations (spread across Larimer, Walnut and Blake Streets and Brighton Boulevard).

Winter SceneWith this weekly post, I’ve taken on 2019 almost every single week in relation to Denver’s Residential Real Estate Market.  For me, this has been a “good news, bad news” story.  On the good side, it has kept me closely linked to the market, and it has provided ammo for discussion when asked, “How is the Denver Market?”  On the bad side, I believe when someone is too close to a single thought, it allows them to overlook the bigger picture that surrounds.  Personally, I take this very seriously, and read, watch and listen broadly to help prevent this.  I hope this is the truth!

With this written, let’s take a look at this week’s MLS numbers.  Right off the bat, I can see seasonal affects making their mark, but at the same time, relative strength is continuing right to the “bitter end” in spite of the snow!

If you’ve followed us for any time at all, you’ve seen my method of stealing famous quotes and making them my own. This one by Winston Churchill was easy to repurpose for Denver’s market TODAY!

After surgically making this quote my own, what I’m trying to say is simple. Like so many times in the past, Denver has been reliant on what happens around us. Being “500 Miles from Nowhere” does create that riddle. With the point of a pencil, Washington can ruin an economy like ours, or it can make it grow like crazy! We will have to be patient and see what happens next, but I’m confident that 2020 will be more of the same for Denverites. Not enough supply of the homes buyers want to own, and just enough inventory in our 2nd tier neighborhoods offering just enough compromise for the typical buyer to move forward out a little further.

Basically, the market is so thin with new inventory, buyers are jumping on anything and everything, but I’m asked, Will it last?

The numbers say it will, the Under Contracts and Solds this week were very strong, but the Active Listings are just not keeping pace. Let’s think about this for just one minute. In the Greater Denver Metro Area, there are 1.5M residences. We have about 9,500 active listings. The insignificance of this ratio is epically low.

We will have a plethora of economic news this week. For the next 12 months, it will be the goal of one party to characterize this news negatively, and the other party to characterize this news as the “next coming”. Long story short, we have an EPIC ride in front of us. Fasten Your Seatbelts, enjoy!

Yesterday, Elliot posted a story of interest to me. In my own neighborhood, I’ve observed elements of these same demographic activity.

“Modest Moving”

“Just 9.8% of Americans changed their residence between 2018 and 2019, the lowest percentage since such record keeping began in 1947/48! This new low is occurring amidst the weakest population growth on record, limited immigration and an aging society. Most troubling, however, just 20% of those between the ages of 18-34 (Millennials) moved this year, down from 29% as recently as 2005/06. Reduced mobility reduces economic opportunities and GDP growth.”

Will we soon be reading more stories about the aging of America? Only time will tell…
