Buffalo SpringfieldI think the 1960s band of Buffalo Springfield sang it best, “I think it’s time we stop, children, what’s that sound, Everybody look what’s going down…”  It was the beginning of “folk rock” and everyone was looking for a message.

Today’s message #BytheNumbers.  Denver’s MLS reports 1,513 New Listings with just 1,253 Under Contract and even fewer closings at 1,005.  Granted, it was a “holiday week” on either side of Labor Day, but we have had enough successive weeks in row now to see “what’s going down”…

Several factors are at work here.  First, a typical seasonal movement toward a supply and demand ratio leaning toward the buyer’s favor.  Second, we watched the Denver Market crank double digit appreciation for a number of years, and it is simply natural for things to “cool off”.  And, finally, there is an incredible number of rental opportunities coming to market, and some buyers are just “waiting it out”, again…

Good Morning Friends, Fans and Vacationers!

UNADJUSTEDNONRAW_thumb_1844With the unofficial end to the summer season, #LaborDay, upon us, what have we learned, what will we be learning and how to benefit from this knowledge all right here this morning at @MyTownCryer!

So, let’s jump right into it.  That huge jump in new listings has subsided and a more normal Tuesday morning count is upon us.  It is still bucking the trend of old with more new listings than under contract listings, but the anomaly of last week’s report is a distant memory today.

Still nagging us, however, is the change in winds for sellers in this market.  Last week, 1,530 sellers had price reductions, 196 withdrew their listing from the market, and 243 sellers just let their listing expire.  With close to 2,000 sellers letting the market take its toll, we saw 1,389 listings move to under contract status.

All is not good, but certainly all is not bad.  With 1,279 closings, on an annual basis, this would be a record year for resale activity.  So, not to worry yet.  We are simply moving toward a more balanced market, and sellers will start becoming more thoughtful on their initial list prices.  Let me be clear, it is not the right time to test the market with a list price above the range of recent activity.

So, this week’s MLS activity is a mostly good news story with a couple of “potholes” to be on the lookout.

I promised you a look at what’s happened over the last week, what might happen over the next week will be impacted by #LaborDay.  School starting, those end of summer travel plans and social activities surrounding this seasonal event will be impactful.  Next week, I predict all our numbers will be off of this week’s numbers.

Finally, I promised you some ideas on how these numbers could help you moving forward.

  1.  If I was a buyer right now, I would take a second look at that listing I saw 4, 6, 8 weeks ago.  This seller may be getting weak.  Make an offer if you like it.  Don’t be afraid to negotiate.  Buyers willing to go into battle, work with their expert and be patient can really score big in a market like this.  Sellers are getting “worn down” as we move toward the 4th quarter.
  2. If I was a seller right now, I would get in the car with my Realtor and visit every competing listing in my market area.  Whether it be one listing for 10, I would visit every single listing.  When I returned home, I would take a very objective look at my own listing, and I would adjust the price accordingly.  Sometimes even a slight price change to a “improved” number helps with activity and feedback.
  3. Last but not least, if I was a buyer or sellers’ representative, I would be very clear with my client on what’s happening in the market place.  I would let them that now is the time to be bold.  Be aggressive, take a risk and step out of their comfort zone a little to reach for their intended results.  Don’t be shy!

Let’s get right into it this week.  By the numbers, there are a few very interesting things going on.

First Note; it took 265 Expired Listings, 227 Withdrawn Listings, and 1,594 Price Reductions to obtain 1,441 Under Contracts this week.  This means 2,086 Sellers made significant changes to their Listing to obtain just 1,441 Under Contracts.  This is the widest disparity I’ve reported this year.

Second; 1,940 New Listings came on the market.  This is 500 more new listings this week than last week.  Once again, this is the largest number jump I’ve witnessed this year!

What does it mean?  We have the lowest interest rates right now than we’ve had all year.  This is a typical seasonal number of Under Contracts, but the number of New Listings is way out of balance compared to previous weeks.

Now more than ever this year, we need to watch this very closely.  Is this an aberration, or is this an early indicator of a significant market change?  Only time will tell.  Let’s Bookmark this post and revisit it later in the year.

In the meantime, do you want or need a Millennial Mansion?  Most of us don’t.  Just the thought of a house or home too big is frightening for most.  Who wants to take care of it, and who wants the hassle?  Is #Greenland too big?  Who remembers Seward’s Foley?

Despite the bargain price of roughly two cents an acre, the Alaskan purchase was ridiculed in Congress and in the press as “Seward’s Folly,” “Seward’s icebox,” and President Andrew Johnson’s “polar bear garden.”

Interesting times we live in, but are they any more interesting than 1867?  “Manifest Destiny” was still a dream of just a few.  But, how would the USofA look today without those in favor pushing the idea for years?

In no way am I suggesting the US needs or should want to “buy Greenland”, but it serves as an example of interesting times.  The one thing the study of history allows us to do is to compare and contrast.  There have been battles over all sorts of Land Grabs” everywhere for centuries.  It will never end.  It’s human nature for some to live in that “mansion”.

We have a choiceThere is an old expression.  “Buyers want last year’s prices, but sellers want next year’s prices.”  This is extremely true when the market is rapidly appreciating.  Buyers and Sellers always have a choice until they don’t.  We believe there is nothing more complicated than the minds of buyers and sellers.  They can swing from one “Must Have” to another “Must Have” in a single afternoon of showings.  So, let’s not drift…

Let’s jump right into it this morning and take a look at what’s happened last week as presented by the Denver Residential MLS System.  We had 1,656 seller’s reduce there list price, with another 228 let their listing expire.  That’s almost 1,900 sellers giving into the market to obtain 1,543 under contract listings.  When ever we see Under Contracts fall below the other two variables, it gives us pause the consider how the market might be drifting.

So, the long story short this morning is this.  Is this market drifting toward a more buyer friendly market?  Have sellers seen the last of double digit appreciation and will 1-4% annual appreciation be the norm moving forward?  All this seeds are here for this to play out.

By years end, we will learn so much more than we now know.  China and the NYSE/NASDAQ, etc. will have played their hands.  Interest rates will be a topic of great concern, but for now, rates couldn’t be better for buyers.  Well, they could be better, but in a historical context, they are fantastic!

What would we do? (WWWD)  We would look to jump in if we were buyers.  These rates actually make affordability this year fantastic.  If we were sellers, we would pay close attention to the activity on our listing and take our Realtor’s advice on pricing.  For a seller, now is not the time to challenge the market.  We would advice our seller to price ahead of the market which might actually be a little lower than what you are planning today.

It's a good week!So, as we look back to the top and reread our opening quote, we don’t want you to be that buyer or that seller.  We want you to be in the present with a clear view of what’s happened and what could possibly happen.  This is why you need a plan.  A clear and open plan with all parties involved.  Let’s spend an hour together and work on that plan.  The choice is yours.
