Spring cleaning breathes new life into closets, those quiet storage sanctuaries hiding winter’s bulky coats, forgotten shoes, and seasonal clutter. With that being said, what about the last 7 days in Denver’s Single Family Residential Market.

Price Decrease (1853) Sellers are clearly chasing older data from another market.
Pending (1563) This is a good week. Strong demand here.

Closed (1131) Not a bad week.

Above, it is clear buyers are waking up just like sellers. We gained 150 SFR Active Listings. This is minimal in this market with 7,501 Active SFRs. I’m calling it a wash.

Let’s look at our Chart.

It is my humble opinion that the Denver SFR market is holding its own with previous months, and YOY it is performing better than the last 2 years. With this said, some SFR markets are slow. If builder activity is available nearby, the builder’s pricing controls the market. Neighborhoods rise and fall from grace quickly with the headwinds we face. Colorado has been stung by job loss. This Blackswan will circle until this improves. Jobs mean house sales. In recent months, we have lost some major players. These aren’t huge numbers, but they are important employers.

We will be watching this closely and reporting back. The election cycle will be divisive leading up to November. Traditional voters are angry at bad policy and unnecessary regulation, and progressive voters don’t think social issues have received enough support.

Between job loss, economic setbacks, voter issues, contentious is not a strong enough word for the election cycle brewing over the next 6 months.
