Budget like a pro.
@RealtyTimes Sent me a story today affirming my thoughts. Boomers are aging in place with no plans to move!
Here it is:
The study also found that “more than half of those 45 and older want to remain in their current homes for their senior years,” which jives with a recent Chicago Tribune story. “Baby Boomers, the 75 million Americans born between 1946 and 1964, are clogging up the housing market,” said HousingWire of the article. “Instead of moving to retirement communities like many of their parents did when they got older, Baby Boomers are opting to age in place. The “near-gridlock” is keeping about 1.6 million houses off the national market, the Tribune story said, citing a Freddie Mac analysis.”
Just think how this would open up some neighborhoods to families with kids???…tc
Q4,Q4,Q4, can you believe it? It’s here!
To start the new quarter, this week’s MLS Data has something to say…
New Listing (1234) Typical week for new listings.
Back On Market (293) This is creeping up a bit.
Price Increase (128)
Price Decrease (1663) Still a very big number here. Sellers being compliant.
Under Contract (1358) A good seasonal number; strength!
Withdrawn (198)
Leased (63)
Sold (1491)
Expired (486) This is a big number. Sellers giving up!
With all this being said, #Q4 appears to be rolling along just as #Q2 did. Nothing really standing out to get excited about or worry about, but there is an identifying factor apparent. We are slowly moving to a balanced market except for our “close-in”, “tier-one” neighborhoods where supply remains very limited.
So, how will 2019 finish out? It is my belief, we will remain “Steady as She Goes”. If rates were to spike, or some geopolitical issue, or energy to spike, we will see a slow down. If any two of these flex their “negative muscle”, we could see a seller’s market pop up rapidly.
As always, we will have to wait and see, but in the meantime, give us a call. Let’s talk about your plans. It’s never too soon to reach out and begin a plan. “Life Happens”, and so your plan should be ready for it.

Is the world getting better or worse? A look at the numbers… |
The rhetoric today has become so egregious from all sides, (The world has become somewhat of a rubrics cube), if you haven’t watched this video, I believe you should.
It is clear, concise and cogent. That means it is not too long!
Please let me know what you think, believe, want or need below…tc
Good Morning Everyone!
I like fall. I’ve never looked at fall as the end of something, but somewhat of a beginning. This contrarian view is often viewed by others and family as CRAZY, but It’s just how I’m wired.
The changing of colors in Colorado is vibrant. Like a warm camp fire. All the tourists have gone home. The natives come out again and share a beautiful state together. I always try to spend at least a day or two during peak foliage season. Looks like the last weekend of September or the first weekend of October might be ripe for 2019’s peak foliage viewers.
What’s this have to do with the market Tom? Well, that question is simple. We tend to close more sales in May, June, July and August than any other months of the year. This does not mean that September, October, November or even December are Redheaded Step Children. It simply means the spring season is very strong with “cabin fever” buyers, and by fall, there are fewer of those buyers in the market. Long story short, we sell homes 12 months a year, but fall has routinely seen some slack time.
Let’s take a look at this week’s MLS numbers. They are looking very strong!
New Listing (1363) Nice weekly number here.
Back On Market (269)
Price Increase (427) What’s this? From out of nowhere?
Price Decrease (1614) Sellers are still bending over backwards to bring buyers in.
Under Contract (1422) A nice seasonal number. I like it!
Withdrawn (190)
Leased (54)
Sold (2019) This is a crazy good number! Keep it up Denver Metro!
Expired (255)

Loveland Pass 2018
So, just one surprise this week. It will be interesting to see how the line of closings goes into year’s end. As always, we’ll keep you posted.
Please don’t forget to plan, give us a call and let’s do it together. Your home matters!

Good Morning Everyone!
Those of you following this Blog know I like to share. This morning, I have something special to share. I’ve been following Jim Rogers for many years now. This link will take you to his most recent share. It’s long, at times it is a little boring, but if you stick with it, you will come away with something you’ve never thought about before; promise! Here it is, Click Here!
Well, well, well… What do we have here this week?
New Listing (1558) Not a bad seasonal number, but…
Back On Market (266) Buyers and Sellers not coming together…
Price Increase (135)
Price Decrease (1629) This is a pretty big number, watch out!
Under Contract (1417) When there are more listings than contracts…???
Withdrawn (209) Sellers just giving up!
Leased (54) I bet we see this number grow…
Sold (1217) Not a bad seasonal number, but not great…
Expired (221) Sellers just giving up?
Long story short this week, there are no inherently bad signals here, but there aren’t any good signals either. It will be interesting to see how our stats fall out moving forward. With between 9K and 10K active listings in this data search area, and 4,800 closings per month on average, we still look pretty strong at the tipping point between a sellers’ market and a more neutral market. A rise in rates, oil, war or etc., could put stress on this market. Pay close attention.
Now, back to Jim Rogers. Jim’s from Alabama, my father was from Alabama. There is just something hypnotizing about that southern drawl. He rattles along, but then those pearls of wisdom arrive on a silver platter. Eat them up!!! Today’s pearl, Catastrophe = Opportunity.
Let us help you sort through the Opportunities we have in our market place. Take a few minutes schedule a time to come in a talk with Dee or myself. 303-773-3399 or TheCryerTeam@Kentwood.com
